We are seeking an experienced and professional part-time Property Attendant for a beautiful association in the Orlando, FL market. The Property Attendant is responsible for the quality completion of all projects at their assigned association to perform janitorial and maintenance labor, to maintain property and pool/spa in a clean and sanitary condition at all times. Each Monday morning, report to manager to obtain checklist and priorities. Submit to manager at week end with progress.

CLEANING SCHEDULE

DAILY

LOBBY/ENTRANCE

  • Keep ashtrays clean and remove all lifter.
  • Keep kitchen clean and neat
  • Wipe off cabinet doors — keep doors closed.
  • Check for cleanliness of restrooms. Make sure there is an adequate supply of toilet tissue, paper towels and soap.
  • Wipe off lobby doors (fingerprints/smudges); empty lobby trash cans daily.

POOL/SPA AREA/LAKESIDE PATIOS

  • Sweep dirt and leaves from pool decking
  • Wash & wipe chairs and tables. Clean mildew and other dirt.

Arrange furniture in pre-determined pattern. Also check furniture arrangement at end of

day.

  • Empty wastebasket and wash inside/outside
  • Place & conceal leaf trash can behind pool house
  • Keep roof of pool house clean. No objects on roof
  • Spray pool deck for ants as needed
  • Blow patio areas/walkways of leaves/debris
  • Check pool/spa chemicals — add chemicals as needed
  • Vacuum pool, scrub tiles, hose deck, remove leaves
  • Maintain chemical log
  • Pick up miscellaneous chemical/supplies as needed
  • Clean pool filters (as needed)
  • Ensure pool and spa are appropriately filled and operational

POOL MARINA WALKWAY

  • Brush down cobwebs and dirt
  • Wipe fingerprints and dirt from glass door and gate
  • Sweep/vacuum marina/passageway carpet (not if wet)
  • Sweep/Blow patio outside lobby

FRONT OF BUILDING

  • Brush down cobwebs, bugs, etc. from lights, corners and along walkway
  • Wipe cobwebs, dirt and fingerprints from storage closet, doors, stairwell, and laundry room doors.
  • Clean ashtrays as needed; wipe off walkway benches.
  • Sweep and mop front area tile
  • Clean all debris in parking lot

ELEVATORS (all floors)

  • Wipe off fingerprints and dirt off elevator exterior doors. Do NOT use oily cleaner.
  • Wipe interior elevator doors and walls.
  • Clean elevator overhead light shields
  • Clean all tracks, elevator landings.
  • Remove panels on the lights and clean up bugs, webs and mildew, as needed.

FITNESS CENTER

  • Check for trash; replace equipment left out of order.
  • Check restroom for cleanliness supplies, soap, paper towels, and toilet paper.
  • Keep kitchen clean and neat.

MONDAY, WEDNESDAY. FRIDAY

  • Move Dumpster from mechanical room to near No Trucks sign for pickup and return
  • Move other dumpsters to No Trucks sign area for pickup as needed
  • Clean and deodorize empty dumpsters

WEEKLY

STAIRWELL/MACHINE ROOM

  • Sweep/mop
  • Dust cobwebs corners, light fixtures & canopies

LOBBY/SOCIAL ROOM

  • Mop tile areas, vacuum carpets, dust furniture, tabletops and window seals.
  • Clean bathrooms thoroughly.
  • Clean windows/glass doors.
  • Brush cobwebs from blinds, light fixtures, lampshades, and walls, ceiling corners.
  • Spot clean rugs as needed
  • Water plants

WALKWAY FLOORS

Tuesday Vacuum floors 8-9

Wednesday Vacuum floors 6-7

Thursday Vacuum floors 4-5

Friday Vacuum floors 2-3

  • Walk entire length of floor, removing cobwebs, bugs from walls, ceilings, railings, door, windows and light fixtures.
  • Wipe railings with cleaner along entire length
  • Vacuum all carpeted areas thoroughly (not if wet)
  • Clean laundry room.
  • Brush down cobwebs and dirt; wipe off machines with cleaner; empty wastebasket; vacuum.

FITNESS CENTER/KITCHEN/BATHROOM

  • Mop tile areas and fitness room mat flooring, dust ceiling fans, television, stand, ceiling corners and window seals.
  • Clean bathrooms thoroughly, cleaning toilet, sinks and floor with Clorox
  • Clean windows/glass doors.
  • Wipe down fitness equipment with disinfectant
  • Wipe down door handles with disinfectant

AS NEEDED

WALKWAY FLOORS

Spot clean carpet stains

CARPORTS

Dust and clean cobwebs from lighting and canopies

LAKESIDE

Remove light globes and clean fixtures; shoreline maintenance (trash)

MISCELLANEOUS

  • Install pads in elevators for deliveries/moving
  • Set up lobby for meetings/parties
  • Monitor parking lot during moves/deliveries
  • Other requests by manager
  • Hurricane preparation as needed
  • Return equipment to storage immediately after use. Do not leave tools, equipment or supplies in common elements while working or after completion.
  • Keep manager informed as to items requiring repair with estimated cost. Recommend and coordinate with manager any other current or future building maintenance items requiring attention.
  • No purchases are to be made without authorization of building manager. No authorization for work or service is to be made with any person or company for any reason whatsoever on behalf of West Cove without authorization and coordination of manager.

page.
