About the job
RealManage is one of the largest community association management firms in the country, serving thousands of community associations across 19 or more states with approximately $275 million in revenue and 2,300 team members. We are backed by American Securities and we are building the leading platform in our industry through disciplined, programmatic acquisition. We are looking for a Manager, Corporate Development to help us find, win, and close the deals that will define the next chapter of this company.
This role owns the full deal lifecycle. You will source great companies, build relationships with the founders who own them, underwrite the purchase, manage the diligence, and carry the transactions through closing and into integration. Community association management is a highly fragmented industry made up of thousands of independent, founder-owned firms. Your job is to find the best of these firms and earn the right to bring them onto our platform.

How We Do Deals
- “Love the hunt.” The best acquisitions are found through original work. You research markets, walk conference floors, work referral networks, and pick up the phone. Sourcing is a craft and we treat it that way.
- Founders come first. Most of our sellers spent decades building their businesses. We win by earning their trust, respecting their people, and doing exactly what we say we will do, from the first call through funding.
- Speed with discipline. We move quickly and we underwrite honestly. A committed yes moves at full speed through close.
- Own the whole loop. You source it, model it, diligence it, close it, and hand it off to the integration team with a clear playbook. Accountability runs the full length of the deal.
What You'll Actually Do
- Build and manage the acquisition pipeline, including market mapping, target research, and tracking across our priority states.
- Source directly through outbound campaigns, industry conferences, trade associations, and broker and banker relationships.
- Lead valuation and underwriting, including financial models, quality of earnings analysis, EBITDA adjustments, and returns analysis against our deal criteria.
- Support letter of intent negotiation and deal structuring alongside the CEO, CFO and the American Securities team.
- Manage due diligence end to end. Coordinate departmental workstreams through the diligence request list to keep the transaction on schedule.
- Prepare investment memos and approval materials for executive leadership and our board.
- Drive the handoff to integration and track post-close performance against the deal model.
