CAMS is on the search for a part-time Maintenance Technician / Custodial Worker for a community in the Myrtle Beach, SC region.

Position Summary: Seeking a dependable, Maintenance Technician / Custodian to support overall upkeep of all buildings and common areas within a large homeowners association in Myrtle Beach. This position combines hands-on maintenance and handyman support with daily custodial care, helping ensure that shared spaces remain well-maintained, functional, clean, and welcoming for residents and guests. $20.00/hr.

Key Responsibilities

  • Inspect buildings and common areas daily to identify safety, maintenance, repair and cleanliness concerns.
  • Perform routine light maintenance tasks such as replacing light bulbs, changing air filters, minor painting, drywall patching, pressure washing, and basic repairs to doors, fixtures, and hardware.
  • Assist with minor plumbing and electrical maintenance such as unclogging drains, replacing faucet parts, resetting breakers, and replacing switches or outlets when appropriate and permitted.
  • Complete preventative maintenance tasks and seasonal upkeep to help preserve buildings, equipment, and common area assets.
  • Maintain and clean building common areas, including restrooms, clubhouse, meeting rooms, kitchen, fitness areas, and other shared outdoor facilities.
  • Report maintenance issues, supply shortages, damages, or safety hazards promptly to management and coordinate with vendors as needed for repairs and upkeep.
  • Sweep, mop, vacuum, dust, sanitize, tidy up indoor and outdoor furniture, and remove trash as needed to supplement daily cleaning contract.
  • Monitor and maintain as needed the presentation of outdoor common areas, including entryways, walkways, parking areas, pool and amenity areas. Oversee grounds maintenance contract.
  • Restock janitorial and restroom supplies as needed and maintain organized storage and supply areas.
  • Operate and maintain hand tools, power tools and cleaning equipment in a safe and efficient manner.
  • Assist with setting up and organizing community rooms or common areas for association events, meetings, or special activities.
  • Follow all safety procedures for the use of tools, equipment, ladders, cleaning products and chemicals.
  • Provide courteous and professional service when interacting with staff, vendors, residents and guests.
  • Support grounds maintenance, repair projects, exterior upkeep, deep cleaning and other special assignments as needed.

Qualifications

  • High school diploma or equivalent required.
  • Valid driver’s license required.
  • Dependable attendance, punctuality, and a strong work ethic required.
  • Previous maintenance, building operations or custodial experience preferred.
  • Experience with building repairs and maintenance tasks such as painting, drywall patching, fixture replacement, minor plumbing repairs, and general troubleshooting.
  • Strong attention and commitment to safety, quality workmanship and cleanliness.
  • Good communication and customer service skills.
  • Ability to safely use standard cleaning equipment, hand tools, and power tools, including pressure washers, drills, and saws.
  • Ability to work independently and complete both maintenance and custodial tasks efficiently with minimal supervision.
  • Knowledge of cleaning procedures, sanitation standards, and chemical handling.

Physical Requirements

  • Ability to stand, walk, bend, stoop, kneel, and reach for extended periods.
  • Ability to lift, carry, push, and pull up to 50 pounds.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to safely handle equipment, cleaning chemicals, and supplies.

Schedule/Work Environment: Part time, flexible hours. Work may include early mornings, weekends, and holidays depending on the needs of the association and seasonal demands. Will work across multiple buildings and common areas within the community.
