Essential Functions:
- Provides coordination of the Maintenance and Construction Services Division’s daily
operations through labor management, development of contracts, assisting with insurance
claim adjustments, purchasing materials, and managing subcontracted labor and services
- Schedules daily work orders and contract work for Service Department team members
- Acts as professional construction resource for internal and external clients
- Uses foundational knowledge of internal clients (Association Real Estate, Multi-family Real
Estate, and Commercial Real Estate) to maintain strong internal working relationships
- Performs standard supervisory functions including hiring staff, tracking certifications,
assigning work, and training, providing feedback, disciplining staff, developing staff,
terminating staff, and reviewing payroll for accuracy prior to approval.
- Collaborates with the Division Head to acquire, trade, and sell vehicles
- Holds pre-construction meetings with all contractors to establish client and Company
expectations regarding work
- Audits projects for feasibility and profitability, and determines appropriate project
management and/or service contracts required to complete proposed work
- Provides field inspections for negotiating insurance claims and documents existing conditions
prior to larger scale projects
- Organizes and facilitates snow removal and responses to client emergencies, tracks snow
removal equipment inventory
- Meets with potential and existing clients such as Property Managers, Association Boards, and
leadership to establish project needs
- Meets with and develops relationships with vendors specializing in Electric, Plumbing, HVAC,
Fire Suppression, IT, etc. to ensure clients’ goals and property’s conditions are kept in mind
throughout project completion
- Documents, inspects, and investigates loss events, build outs, large repairs; gathers
information regarding paint colors, generic materials, existing conditions
- Ensures Division is operating within budget previously approved by Leadership
- Collects data for updates on outstanding issues to Managers and Owners; gathers information
on ongoing projects, tracking milestones, reporting anomalies, and creating change orders
where appropriate
- Develops project proposals with notes from field observations including aerial work,
carpentry, masonry, drywall, painting, power washing, labor services, trash removal, , and
other needs
- Collaborates with vendors to create or supplement proposals based on existing conditions,
owner design, or service necessity
- Manages insurance packages for mitigation, including tracking claim costs and payments
- Prioritizes and organizes emergency responses; emergency mobilization of technicians to
pivot operations to client emergency events
- Participates in bi-weekly work-in-progress meeting to discuss work updates including
schedules of deliverables and potential new contracts
- Holds monthly meetings with Service team members to discuss in-field updates and concerns
- Performs other duties as assigned, within reason and relevance to the job
