Our Senior Maintenance Technician position is not an entry-level role within the community. This role will focus largely on independently handling repairs that will involve gate and entry access systems, electrical repairs and replacements, HVAC systems, and major plumbing.
Because this role is intended to operate more independently communication is paramount. This role will need to be effective in relaying information internally to colleagues & Management as well as externally to residents. The expectation of this role is that communication will be proactive and timely.
Safety is a priority and this role will necessitate the ability of this colleague to pay keen attention to their working environment, potential hazards, and be knowledgeable in the proper uses of equipment and the required safety procedures that need to be utilized with that equipment.
Essential Duties And Responsibilities
- Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.
- Lead and/or perform projects in the common areas such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
- Repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.
- Operate and perform routine maintenance and repairs on HVAC equipment and related systems.
- Oversee vendors to ensure repairs on done properly
- Perform other duties as assigned based on business demands
Requirements
Knowledge, Skills, and Experience:
- Certified Pool Operator
- Experience with three phase power
- At least 3 Years gate repair experience
- At least 3 Years of plumbing experience
- HVAC Certification
- Lock Tag Out Trained a plus
- Ability to read blueprints for repairs & research solutions
- Welding experience a plus
- Proficient use of Microsoft tools and other collaborative technologies
Minimum Education
High School Diploma or equivalent required.
Language Skills
The individual must have strong written and verbal communication skills in order to communicate effectively with employees and clients at all levels of the organization. Bilingual in English and Spanish highly desirable.
Availability
Possess a valid state issued driver’s license with a clean driving record, and the ability to proficiently operate a standard transmission vehicle.
Available during regular business hours and after business hours, as necessary
