Job Description
Senior Maintenance Technician
The Senior Maintenance Technician reports directly to the Building Manager. This is an employment-at-will position.
The Senior Maintenance Technician is responsible for:
operating and maintaining the electrical and mechanical equipment used to provide heat, air conditioning, hot water, and other critical resources to the property.
sustaining the aesthetics, assets, and quality of a 25-year-old property.
The Senior Maintenance Technician should be a self-starter and a positive can-do attitude is critical to success!
Core work hours:
8:30 am to 5:00 pm (30-minute lunch break) Monday – Friday.
Nonexempt position – eligible for preapproved overtime compensation.
On call responsibilities:
Must be able to cover after-hours emergency calls/project needs on a rotating basis.
Operational responsibilities:
Maintains a safe and secure environment throughout the property.
Coordinates/performs and documents the inspection, testing, cleaning, operation, maintenance, adjustment, and repair of all mechanical equipment, as appropriate, to ensure that all equipment functions properly. This will include, but is not limited to, air conditioning, heating, plumbing, electrical, fire protection systems, and all auxiliary equipment.
Daily assists the Building Manager in the inspection of common areas and related facilities to ensure that all areas of responsibility are maintained at the highest standards. Identifies and corrects any problem areas found.
Accompanies the Building Manager on periodic in-depth inspections – prioritizes and executes follow-up items.
Executes preventive or corrective maintenance and repair programs timely.
Troubleshoots issues, assesses repair needs, and estimates time to resolve, including timely communication to Building Manager of whether external expertise is needed.
Facilitates and liaises with expert contractors hired by the Board and management to perform work on equipment, building structures, or exteriors.
Performs other duties as assigned.
Requirements
Five+ years of experience in the trades, facilities and/or residential property maintenance, with plumbing, electrical, and mechanical background preferred. Maintenance certifications a plus.
Northern Virginia candidates preferred.
Solid communication skills – comprehends and interprets instructions, short correspondence, and memos, and asks clarifying questions to ensure understanding.
Works productively with little supervision after being given clear direction. Manages multiple priorities and demands.
Critical thinking ability – e.g., troubleshoots and investigates issues, and provides options and recommendation before proceeding, etc.
Proficiency and working knowledge of relevant computer software (e.g., email, Microsoft Office products, and/or other maintenance recordkeeping software) preferred.
Continuously learns and adapts in a changing and technological environment.
Able to cover after-hours emergency calls/project needs on a rotating basis.
Able to detect auditory and/or visual emergency alarms.
Able to navigate property/buildings quickly and easily to meet the job functions.
Able to lift 50 lbs, following appropriate safety procedures.
Able to upright standing for extended periods of time, walk and climb stairs.
Able to work in different environmental working conditions (e.g., heat, cold, wind, rain).
Handle, grasp, feel objects and equipment. Reach with hands and arms. Crawl in small and tight spaces. Repeat various motions with wrists, hands, and fingers.
