Job Description

Temporary Rental Manager is directly responsible for all marketing, leasing, property management, and business development activities and works with prospects, clients, and tenants. They are also responsible for overseeing the physical properties within the geography of their rental branch.

Salary: $50,000

Commission Structure is offered for this role

Marketing and Leasing Responsibilities Include:

  • Marketing occupied and vacant properties for lease, using MLS, multiple ILSs’, company website, signs, etc.
  • Place lockbox on the property after receiving the Notice to Vacate and before marketing.
  • Perform market analysis on rental comparisons to determine rental price points and communicate pricing with property owner/client.
  • During property marketing, provide property owner/client weekly email updates regarding showing activity and price reductions as necessary.
  • Perform property walks after the tenant has provided notice to vacate to determine marketability. Communicate findings with property management and maintenance teams.
  • Responsible for pre-qualifying tenants via phone calls and showing property
  • Accountable for all co-broker communication regarding other Brokers showing and leasing company-managed properties
  • Accountable for tenant underwriting duties to qualify them for renting (i.e. application processing)
  • Responsible for lease creation and providing it to applicants for signature
  • Accountable for managing the day-to-day efforts of the lease renewal process, including, but not limited to, determining rental price increases, communicating with property management staff to assess renewal worthiness, and communicating with the property owner/client
  • Interacting with tenants, owners, prospects, applicants, and agents by phone, email, and software interaction in a professional and organized manner

Property Management Responsibilities Include:

  • Manages all aspects of the rent collection process
  • Responsible for managing the eviction process when needed
  • Completes property inspection during the vacancy, move-in, move, and mid-lease
  • Oversees large, medium, and small rehab work at individual properties
  • Directly assists marketing efforts to ensure the home is in good condition and competitive to attract potential tenants
  • Responsible for maintaining good relationships with vendor partners
  • Responsible for overall asset performance and answering accounting questions to owners and tenants
  • Responsible for learning internal systems to stay organized, share data to maintain job transparency, and remain focused on achieving company goals
  • Special projects and other assigned tasks when needed.

Business Development Responsibilities Include:

  • Responsible for all Business Development efforts in the market, including but not limited to:
  • Setting and achieving annual business development goals and holding weekly meetings to discuss progress
  • Building and maintaining a Community Association Manager referral network
  • Attending regular community managers meetings (in group and one-on-one) and presenting Rental value proposition
  • When community managers invites you, present the rental value proposition to boards and board presidencies.
  • Supporting community events to promote rental brand
  • Building and maintaining a Realtor Referral network
  • Calling/Emailing identified landlords in our managed associations and offering rental services
  • Weekly meetings with national or regional business development executives to review business development efforts

Requirements

Education/Experience Requirements

  • Bachelor’s Degree preferred (or equivalent work experience)
  • Ability to multitask and prioritize critical
  • Tennessee Real Estate license required
  • Background in Single Family Residential Management preferred
  • Strong communication skills, both written and verbal
  • Experience with Appfolio
