WPM Real Estate Management is in search of an experienced Regional Property Manager. In this position, you will manage a diverse residential and commercial portfolio within the Delaware and Eastern Shore area in Maryland. Our ideal candidate will have a minimum of 10 years’ experience in Property Management and 3 years as an RPM. The candidate must have extraordinary verbal and written communication, as well as a meticulous eye for detail and professional demeanor.

Essential Functions

  • Directs and coordinates all activities of the properties in their portfolio to ensure that Company and/or owner’s (if applicable) financial and business objectives are achieved
  • Achieving NOI and revenue goals
  • Oversees implementation of comprehensive programs, initiatives and strategies that promote the achievement of optimum performance by the properties within their portfolio
  • Ensure physical assets are operating at peak performance levels
  • Oversees the work of Senior Property Managers and and/or Property Managers who supervise on-site personnel
  • Responsible for developing budgets, monitoring actual performance against budget, and providing information to owners regarding the performance of their assets
  • Generates reports, including quarterly financial reviews, related to portfolio’s performance, analyzes data, and communicates findings to relevant parties such as on-site team, Executive Management, owners, and investors
  • Contributes to the creation, and execution, of marketing plans for communities within assigned portfolio
  • Oversees execution of proactive/timely reputation management strategies via social media (ratings, reviews, and responses)
  • Proactively builds and maintains excellent relationships through responsive communication with residents to optimize their confidence in the community as clean, safe, and well-maintained
  • Maintains professional relationships with owners, associates, applicants, visitors, and representatives of other companies
  • Performs standard supervisory functions including hiring staff, assigning work, and training, providing feedback, disciplining staff, developing staff, and terminating staff

  • Ability to travel and visit properties within portfolio as well as the Corporate Headquarters in Owings Mills, MD
  • Demonstrated record of providing outstanding customer service to owners, investors and residents
  • Ability to set clear performance objectives and support staff in achieving business goals
  • Demonstrated record of coaching direct reports and helping to develop them towards achieving career goals
  • Proficiency with Microsoft Office Suite
  • Knowledge of property management accounting software (such as Entrata) and/or demonstrated proficiency to learn new software applications
  • Valid driver’s license and vehicle required

Education & Experience

  • Bachelor’s degree in business, management, or other related field preferred
  • 7-10 years’ experience in Multifamily Property Management
  • 3-5 years’ experience as Regional Property Manager or portfolio manager
  • Demonstrated supervisory experience, with success in coaching, mentoring, and developing staff
  • Leadership in the industry, as demonstrated by industry certifications (e.g., ARM or CAM)

Physical & Environmental Conditions

  • Physical dexterity: Must have mobility to move about property and climb stairs
  • May be required to work overtime to complete deadline-driven tasks
  • May be required to work weekends to support special marketing programs
