  • The position is fundamental to the administrative and operational functions of the Company/Property and as such requires established organizational skills, with attention to detail and solid time management, and good interpersonal skills.
  • As the key employee of the building operations interior and exterior, the Engineering Director is essential to the longevity of all equipment and the aesthetic nature of the property. The Engineering Director must perform the job duties with a view toward projecting a professional and competent image: Service to the customer in a friendly and outgoing manner is also essential, while timelines and maintaining a clean atmosphere are key.
  • The position is fundamental to all mechanical functions of the community and includes working closely with the General Manager, Property Manager and their engineering team to operate the community and facilitate solutions to all types of maintenance and housekeeping problems within the community. Strong leadership skills, customer service skills, technical skills, and problem solving abilities are required.

 

Essential Duties and Responsibilities include the following. Other duties may be assigned to meet business needs.

 

  • Oversees the maintenance and housekeeping departments. Chief Engineer and Housekeeping Manager are direct reports.
  • Develops and adheres to the preventative maintenance program for the community working with the Chief Engineer. Ensures that the team(s) execute the preventative maintenance as per the expectations of the company.
  • Responsible for ensuring all building repairs done by outside vendors, reporting to the General Manager satisfactory/unsatisfactory completion.
  • Maintain an operating environment to achieve a satisfactory level of resident’s service as measured by formal and informal feedback and surveys.
  • Monitoring all systems of the building and performing any and all basic repairs as needed.
  • Demonstrates a routine and effective ability to adjust to changing circumstances.
  • Responds to phone calls and correspondence in a timely, professional manner.
  • Creates an engineering report, which contains updates on the actual condition of the property, progress of specific projects, and makes clear and concise recommendations.
  • Leads and manages the Company’s safety efforts to provide a safe work environment for team on site.
  • Understands and follows the directions and tasks given by direct supervisor and conscientiously completes them.
  • Organizes time effectively and successfully balances the competing demands of multiple projects.
  • Keeps up to date equipment maintenance logs, inventory, and update preventative maintenance manual quarterly.

Work Environment

While performing the duties of this job, the employee occasionally works in outside weather conditions. The employee occasionally works near moving mechanical parts and in high, precarious places and is occasionally exposed to wet and/or humid conditions and fumes. The noise level in the work environment is usually moderate.

This position requires occasional exposure to the outdoor climate and weather conditions.

 

Position Type/Expected Hours of Work

The schedule of the position is full time (40 hours a week) and will require to be available for emergencies. This an exempt (salaried) position. This position will require to attend occasional off-site meetings during business hours and within the local city limits.

 

Required Education and Experience

  • Must possess strong managerial background overseeing more than 15 employees. 4 year college degree required. Three (3) to Five (5) years of experience as an upper level manager in facilities management, engineering or building construction. Experience with high-rise buildings over a million square feet is proffered.
  • HVAC Certified and/or possess a comparable technical school certification.
  • Must have strong working knowledge of basic trades, such as, electrical, plumbing, carpentry, HVAC, and painting standard principles and practices.
  • Ability to analyze and interpret technical aspects, pumps, and motors, mechanical systems with a similar degree of complexity.
  • Must be proficient and have a working knowledge of Microsoft Word and Excel applications.
  • Must have a valid Florida driver’s license.
  • Employee is sometimes required to work for extended periods of times, being flexible in the hours, which could include nights and weekends.
  • Must have the ability to react and address all emergency situations in a timely manner. Must be available and go to the property in the event of an emergency.
