Job Description

Action Property Management, the leader in community management, is seeking a full-time Reconstruction Manager to join our team at our luxury association, The Infinity, located in San Francisco.

The Reconstruction Manager (RM) will be responsible for overseeing the various repair projects while being the liaison between the Construction Management (CM) firm and the Association for all communications and information regarding the projects’ status and completion. The RM must possess the knowledge, experience, and confidence to engage and professionally interact with the CM firm, consultants, design professionals, and Residents while successfully overseeing the safe execution of the work in accordance with the contract documents, schedule and budget.

Compensation: $60.00 per hour

Schedule: Monday-Friday

Essential Duties And Responsibilities

  • Review the project information and settlement documents to thoroughly understand the buildings’ issues and proposed fixes
  • Manage the multitude of documents related to the SB800 legal claim and reconstruction projects.
  • Prepare, monitor and maintain the projects’ schedule, assist in the development of project scopes and issuance of appropriate RFP’s, and assist in preparing the projects’ budget.
  • Able to effectively communicate with the various parties and teams involved in the reconstruction project in order to raise and discuss all relevant issues with appropriate parties.
  • Prepare and issue all necessary Building/Resident notices of scheduled demo, repairs and construction which will affect the buildings residents.
  • Prepare and issue minutes of all meetings along with the creation and delivery of reconstruction project reports.
  • Monitor site safety during the repair stages of the projects and ensure that all OSHA requirements are enforced.
  • Maintain and enforce good construction standards and quality control.
  • Maintain control and responsibility for all reconstruction operations directly impacting the Residents.
  • Work in conjunction with the CM firm to coordinate and direct workers and subcontractors.
  • Analyze, manage and mitigate risks at all times.
  • Ensure contractual conditions of performance are met.

Requirements:

  • Minimum of 5 years’ experience in construction/project management. SB800 Construction Defects experience a plus.
  • Proven working experience in construction management in residential environments.
  • General working knowledge of high-rise mechanical, plumbing, HVAC, building products, construction details/design, relevant rules and regulations, and the ability to read plans.
  • Overall strong computer skills with a general working knowledge and familiarity with construction management software and programs used in the industry.
  • General familiarity with the Uniform Commercial Building Code.
  • Must be professional and a personable leader committed to the overall objectives while working within a strong team environment displaying high morale, integrity, and loyalty at all times.
  • Competent in conflict and crisis management with strong leadership skills.
  • Excellent time management skills with the ability to work well with deadlines while having to multi-task with multiple priorities and attention to detail.
