Seeking a self-motivated individual with a great personality to join our property management team, as a Portfolio Community Association Manager! Our office is based in Totowa, NJ, and the Condominium, Townhouse and Cooperative Communities managed are within 35 minutes of Totowa, NJ.
The Portfolio Property Manager is responsible for the overall operations of their assigned community associations. Salary is based on the portfolio assigned and experience. This portfolio of properties is focused in and around Morris, Essex, Passaic and Hudson County.
- Supervise the operation and administration of assigned Community Associations, in accordance with the Management Agreement and the Association's policies and procedures.
- Conduct Board Meetings (most virtual) and prepare meeting packages.
- Respond to the needs of the Community, as the primary liaison between the Association’s Board of Directors and Homeowners.
- Conduct routine property inspections and coordinate repairs of common areas
- Collaborate and oversee Association’s Superintendents, as required.
- Review Association’s monthly Financial Report and assist with Annual Budget formation. Approve invoices for each Association.
- Provide recommendations to the Association’s Board of Directors regarding major capital expenditures, to maintain the desired community appearance and integrity.
- Create RFP and/or work with the association's engineer to procure bids, for routine Association contracts and larger capital renovation projects.
- Maintain organized Homeowner and Vendor Contract files, for each Association.
- Work with the insurance broker to maintain adequate insurance coverage at each Association.
