Job Description

 

Licensed Property Manager for Maui Rental Operations reports directly to Principal Broker to provide leasing, maintenance and account management services for AA Oceanfront Rentals and Sales long-term rental portfolio.

 

Job Duties And Responsibilities

 

  • Provide outstanding management and customer service for long-term Rental Portfolio, with constant professional communication with Owners and Tenants.
  • Work closely with Principal Broker, Operations Manager, BIC, Accounting Department, and other administrative staff.
  • Prominent in all aspects of leasing residential properties to include signing, setting up new accounts, marketing, showing, screening, move ins/move outs, inspections, rent collection, maintenance work orders, vendor sourcing, security deposit refunds and evictions. Work with owners and tenants on monthly lease renewals.
  • Maintain required biennial 20 hours of continuing education for timely renewal of license. Cost of classes and license renewals included in benefits package.
  • Business Development focus, aimed at increasing doors managed, maintaining realtor relationships and existing owner relationships.
  • Preparing all rental leases, owner management agreements, listing agreements and sale contracts. Initials by the BIC/PB signify that the agreements are in keeping with all brokerage policies and procedures, as well as, meeting the compliance requirements of Hawaii State Real Estate Laws, Regulations and Rules.
  • Assisting the Principal Broker with general monitoring and oversite of the Maui based rental property records, contracts and documents electronically held in the Maui rental department database.
  • Reporting monthly to the Principal Broker the status of residential rentals to

 

include the total number of individual rentals losses, and gains. As well as monthly reporting of current ongoing maintenance and renovations.

 

  • Work closely with accounting team and corporate accounting to ensure efficient and successful rental accounting operation and the ability to analyze basic tenant and customer ledger for any payments, credits, ledgers, tax questions and processing security deposits.
  • Ability to meet deadlines and the ability to multi-task projects in a fast-paced environment.
  • May require work on weekends, holidays, and on-call.
  • Some inter-island and mainland travel may be required.

 

Requirements

 

  • Active Real Estate License in the State of Hawaii.
  • Knowledge of Hawaii Landlord-tenant code.
  • Friendly and strong interpersonal and communication skills, with Aloha.
  • Microsoft Office and Excel knowledge.
  • AppFolio knowledge preferred but will train.
  • Adherence to Fair Housing and highly ethical.
  • Reliable transportation. Will be reimbursed for mileage.
  • Marketing and Business Development skills with knowledge of the island of Maui helpful.

 

Education And Experience

 

  • College Degree Preferred but not required
  • 3-5+ years real estate and property management experience preferred
  • Active Hawaii Realtor® Sales or Broker’s License required
