Worth Ross Management Company is an award-winning industry leader with a team of extraordinary people. We are currently searching for a Property Manager for a new Class A+, luxury community in Flower Mound that boasts a stunning selection of residences and penthouses rising sixteen stories along the serene shores of Lake Grapevine.

This role will oversee a team of over 20 employees, ensure the successful lease up of the property, and manage financial performance.

Responsibilities:

 

  • Manage Relationship with Asset Ownership Team.
  • Manage operations of the community and resident relations.
  • Attend all OAC and ownership meetings, as needed.
  • Train and foster team building among all employees involved on the account
  • Conduct all walkthroughs (Landscape, Building, Violation, Architectural Review, Work Order verification, etc.) based on daily, weekly and monthly checklists.
  • Responsible for project fiscal oversight including financial statement review and comprehension. Must report to board if association spending exceeds budget and document disclosure.
  • Develop and prepare appropriate annual draft budget for ownership approval. Implement and manage the monthly budget.
  • Complete monthly variance reports for ownership review.
  • Ensure all preventative maintenance procedures and policies are adhered to by engineering staff.
  • Establish and maintain building Emergency Guidelines. Implement, oversee and maintain guidelines, including conducting fire drills, emergency equipment, etc.
  • Coordination and implementation of move in/move out activities.
  • Manage vendor relations, including contracted on-site staff.
  • Coordinate and oversee site third party contracts, advising ownership of performance.
  • Process violations.
  • Manage all special projects.
  • Authorize payment of invoices.
  • Manage bid process.
  • Maintain familiarity with laws and regulations governing condominium associations and maintain compliance therewith.
  • Responsible for all aspects of the annual meeting/election process.
  • Utilize company support staff in accomplishing daily tasks in an efficient, respectful manner.
  • Attend training classes as required.
  • Be available on-call for after hours’ emergencies

 

Experience/Knowledge/Skills

  • High School Diploma required; bachelor's degree in business or related field preferred.
  • CMCA, AMS and/or PCAM Accreditation from CAI preferred.
  • Minimum of five (5) years of business or Property Management experience is required or an equivalent combination of education and experience.
  • Strong customer service, communication, and interpersonal skills to help create effective customer-focused relationships with all levels within the organization.
  • Effective written and verbal communication skills.
  • Highly organized, people-oriented individual.
  • Able to work under tight deadlines and use time effectively based on key priorities.
  • Coaching and training abilities
  • Understanding of accounting principles is desired.
  • Experience in luxury high-rise building delivery, staffing, and lease ups
  •  

Physical Requirements:

  • Ability to lift up to 25 lbs.
  • Ability to quickly and easily navigate the property/building, as required, to meet the job functions.
