Job Description

The Property Manager reports directly to the Vice President of Associa Corporate Real Estate and performs any essential duties as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Property Manager Responsibilities shall include:

  • Manage Harmony Bank Facilities:
    • Consists of eleven (11) locations in Dallas and the surrounding area
    • Perform onsite inspections at every location on a monthly basis
    • Coordinate facility improvements to keep properties in prestine condition in accordance with ownership standards
  • Manage Additional Owned Buildings:
    • Consists of 19 buildings (mostly office) in TX, CA, SC, CO, AL, NH, OK, and HI
    • Perform onsite inspections on a bi-annual basis
    • Facilitate monthly status calls with the onsite building management team
    • Coordinate facility improvements in conjunction with the local building contacts to keep properties in top condition in accordance with ownership standards
  • Prepare/update recurring building reports.
  • Budget Management:
    • Develop and manage budgets for each property, ensuring cost-effective solutions for maintenance, repairs, and improvements.
    • Conduct regular financial analysis to maintain positive cash flow and identify opportunities for cost savings.
  • Tenant Management:
    • Create a plan for consistent communication to address all tenant requests promptly and professionally.
    • Manage 3rd party tenant leases so that they are either renewed or backfilled with another tenant immediately.
    • Oversee lease agreements, ensuring compliance with terms and conditions.
  • Other duties as assigned.

Requirements

MINIMUM REQUIREMENTS:

  • Bachelor’s Degree in a related field (i.e. facilities, business management, real estate) or 3-5 years of related experience or equivalent combination of education and experience
  • 2+ years of experience in commercial property management
  • Certified Property Manager (CPM) designation a plus

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:

  • Regular travel required (Fleet vehicle included)
  • Self-driven person that holds themselves to a high standard
  • Attention to detail during property inspections
  • Customer service oriented
  • Comfortable managing building vendors and driving them to complete projects on time, on budget and with the expected outcome
  • Good written and oral communication skills as interacting with branch offices and vendors is an important part of the role
  • Knowledge of all Microsoft applications including Excel, Word and Power Point
  • Must be able to successfully work well with others in a team environment
