Summary

Assists the Maintenance Manager in keeping the pool and water features maintained and in good repair. Perform cleaning duties for pool decks, lounge chairs, tables, umbrellas, trellises, locker rooms, walls, signs, cabanas, gates, enclosures, showers, and trash receptacles.

Other duties may include but are not limited to, performing routine maintenance activities, notifying management of needs for repairs, and cleaning debris from common areas. Maintaining good relationships with residents and co-workers in order to have a positive work environment.

Essential Duties And Responsibilities

Sweeping, mopping, scrubbing, brushing, blowing, vacuuming, and washing.
Gather and empty trash daily and/or per schedule.
Tidy up pool decks and deck furniture daily and as needed.
Service, clean, and supply restrooms/locker rooms daily and as needed.
Daily inspections for leaks, equipment alarms, temperatures, and water clarity.
Dust furniture, walls, machines, and equipment.
Mix water and detergent in containers to prepare cleaning solutions according to specifications.
Clean and polish furniture and fixtures.
Steam clean or shampoo carpets as needed or per schedule.
Strip, seal, finish, and polish floors as required.
Notify the Aquatic Facilities Manager concerning the need for repairs or additions in the common area and complete the appropriate work order.
Complete appropriate requisition for supplies and equipment as needed for cleaning and maintenance duties.
Set up and arrange furniture and equipment, tables, and chairs as needed.
Attend maintenance carts in common areas at all times. Cart must be stored out of sight while on breaks.
Ensure all safety precautions are followed while performing work.
Assist Licensed Pool Technician to maintain, treat, disinfect, cleaning, and servicing swimming pool(s) and spa(s) including all appurtenances.
Complies with quality assurance expectations and standards as well as company policies and procedures.
Makes payroll entries each day in accordance with company policy.
Be courteous and pleasant to residents at all times.
Attend all company mandatory functions.
Comply with company policies and procedures.
Other projects and opportunities may be deemed necessary and appropriate for this position.
Conduct business at all times with the highest standards of personal, professional, and ethical conduct.
Perform or assist with any operations as required to maintain workflow and meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional materials and supplies.
May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines. 
Ensure all safety precautions are followed while performing the work.
Follow all policies and Standard Operating Procedures as instructed by Management.
Perform any range of special projects, tasks, and other related duties as assigned.

Requirements

Education And/or Experience

High School Diploma or GED.

1 year minimum of janitorial or custodial experience.

Proficient in English (written and verbal).

Language Skills

The candidate must have good communication skills, with a demonstrated ability to communicate effectively with staff at all levels of the organization, both verbally and in writing.

Specific Skills/Knowledge (if Any)

Basic knowledge of and use of tools and equipment in:

Custodial/Janitorial

Trash management

Concrete surface cleaning

Light carpentry

Landscape

General Labor

Tools include but are not limited to vacuums, mops, brooms, carpet extractor, washer/dryer, hammer, pliers, pick, wire cutters, saw, drills, socket, wrenches, levels, shovel, rake, tamper, electrical tester, compressor, painting equipment, two-occupant electric maintenance cart.

Work Environment

Occasional overtime work is required when emergency situations arise. Rotating “On-Call” service as required.

The Pool Porter position may be hazardous at times. Extreme care should be taken when using any tool, while operating machinery, driving a vehicle, and when working with electricity. Each employee is responsible for assisting the department in maintaining a safe working environment.
