Job Description

The ACS Controller oversees the accounting financials production of ACS Branch accounting staff and assisting in all aspects of the accounting processes as well as management of administrative support processes to ensure the company’s products and standards meet or exceed clients’ or customers’ expectations. This role will act as a direct liaison between the CSSC functional teams to ensure all accounting processes are completed accurately and timely and work directly with the client to understand ongoing needs to effectively support the relationship with the Marriott Corp Finance and Accounting Leads, the property Residential Leaders, and the CSSC and ACS teams.

Job Responsibilities:

  • Lead the Financial delivery process for ACS customers managing the day-to-day General Ledger accounting and support operations.
  • Ensure financial statements are rendered in accordance with GAAP.
  • Review portfolio assignments to ensure they are assigned to the accounting staff based on experience, skill level, and abilities.
  • Ensure accounting and financial statement questions and concerns are addressed promptly (confirm work within 24 hours and drive an expediate resolution) and completely with the Residential Leaders.
  • Initiate and execute continuous improvement initiatives to ease processing and reduce errors, omissions, and issues that may negatively impact the client relationship.
  • Track and decision requests for reopening accounting periods.
  • Provide daily reports to leadership on financial production.
  • Train accounting staff and assist in all aspects of client accounting processes.
  • Provide support to Marriott Corporate Finance and Residential Leaders for Association Board of Directors engagement as requested.
  • Work with supporting departments (Accounts Receivable (A/R), Accounts Payable (A/P), Data Management, Delinquency, Tax and Banking Team) on issue resolution.
  • Monitor and manage operational costs.
  • Responsible for supervision and performance of accounting and support staff including hiring, performance reviews, and disciplinary action.
  • Occasional work on weekends may be required.
  • Other duties as assigned.

Requirements

Skills and Requirements:

  • Able to interpret and apply industry related law.
  • Experienced in budget development and implementation.
  • Able to manage multiple entities and banks, meet tight deadlines with accuracy and attention to detail.
  • Strong problem solving skills with acute attention to detail and ability to meet tight deadlines and goals.
  • Ability to professionally communicate both internally and externally with individuals at all levels of an organization, including senior leadership.
  • Ability to work both independently and in a team setting managing people; flexible, adaptable, and thrives in a fast-paced business environment.
  • Skilled in being a self-motivating, analytical, and proactive team player.
  • Exceptional communication skills – listening, written, and verbal.
  • Exceptional time management skills.
  • Complete Control for Communities (C3) software, preferred but not required.
  • Understanding of, or experience in, the Community Association Management Industry, preferred but not required.
  • Experience working in an Accounting Shared Services Center environment, preferred but not required.

Education and Experience:

  • Bachelor’s Degree or minimum 10-years of experience in general ledger accounting;
  • Two-years of experience at the controller level desired.
  • Minimum 3 years as an accounting manager supervising staff accountants.
  • Knowledge of Generally Accepted Accounting Principles (GAAP) and Association of Certified Public Accountants (AICPA) guidelines.
  • Certified Public Accountant (CPA) is a plus.
