Responsible for maintenance and upkeep of all aspects of community building systems and common areas as appropriate.

• Includes, but is not limited to, ongoing regular maintenance of all building systems in compliance with maintenance schedules, identifying maintenance problems, access course of action for repairs, and contacting the necessary vendors for service.

Duties And Responsibilities

• Identifies maintenance needs throughout the community and determines a course of action to resolve them.
• Consistently monitors and maintains all building systems and common areas.
• Troubleshoots maintenance problems; possess knowledge and skills to perform repairs and can assess the appropriate use of service vendors.
• Interacts with vendors responsible for scheduling work and obtaining estimates to be approved by the manager.
• First point of contact for on-call emergencies and may include evenings and weekends.
• Monitor building facilities, service departments, offices, stock rooms, and amenities and perform maintenance and some janitorial procedures as required to ensure safe and sanitary conditions. Complete reports as required.
• Complete amenity opening and closing checklists. This will include leaf blowing of parking lots and pool decks, straightening chairs, wiping down tables, full property walk-through, as well as other tasks daily.
• Monitor and maintain equipment, operating, and cleaning supplies.
• Create an environment that fosters community support and pride.
• Must be able to follow directions and adhere to all company rules and regulations.
• Ensure daily, weekly, monthly, quarterly & annual checklists for building and common area maintenance are observed.
• Performs duties as directed by supervisor.
• High school degree or GED required
• Must be able to speak, read and write English, bilingual is a plus.
• Must be a proficient problem-solver.
• Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general.
• Must have general “handy man” tools and skill to repair needed items.
