The Maintenance Technician will report to the assigned Community Association Manager(s) and the Keystone Maintenance Supervisor.
MAINTENANCE TECHNICIAN JOB RESPONSIBILITIES
Maintain Certifications
- Certified Pool and Spa Operator
- Valid Driver’s License
Pool and Spa Maintenance, Chemicals and Deck Areas
- Maintain and Clean Daily
- General Handyman Functions
- Weekly/Monthly Maintenance Checks and Repairs
Janitorial
- Maintain and Store Chemicals as per Regulatory Requirements
- Grounds Keeping
- Minor Repair of Equipment
- Pressure Washing
- Minor Pest and Weed Control
- Possible Heavy Lifting/Bending/Squatting/Walking
- Troubleshoot, install, and repair various piping/plumbing systems.
- Prepares the surfaces and paints various structures and equipment, chiller units, roof top units, gratings etc.
- Perform light maintenance (e.g., change light bulbs, unstop toilets, clean carpets, duct work, set-up conference rooms, etc.) as needed.
General Hand Tool Operation
- Maintain Equipment
- Properly Store and Secure Equipment
Meet and Coordinate with Vendors/Contractors as directed by the CAM.
Administrative Functions
- Review and Complete Work Orders and any additional paperwork as required
- Operate App for Daily Time Recording
- Obtain/Order/Restock Supplies
- Communicate Needs and Concerns to the CAM as soon as possible when repair or replacement of facility items or equipment is outside of this job description and will require licensed professional services.
Miscellaneous
- Read and comply with the Real Manage and Keystone Property Management Group’s Employee Handbooks.
- Follow all policies and Standard Operating Procedures as directed by Management.
- Perform and or participate in any range of special projects, tasks and other related duties/tasks as assigned by Management.
- See the Barclay Beach Club Maintenance and Housekeeping documents for detailed descriptions of tasks applicable to the maintenance and housekeeping positions.
- This position is 40 hours per week. Specific hours are determined by property needs and may require additional hours in weather/emergency situations.
- The normal work week is Monday – Friday, 700 AM – 330 PM, with a 30 minute lunch and 15 minute morning and afternoon breaks.
- Plus other work related tasks as needed
MAINTENANCE TECHNICIAN JOB QUALIFICATIONS
- Minimum of 2 years’ experience in a facility maintenance position. This can include a combination of a minimum of 1 year in a facility maintenance position and a minimum of 1 year education/training in maintenance processes and programs.
- Ability to lift and carry at least 50 pounds (often more), and to walk, climb stairs, work on scaffolds, lifts, and ladders more than 12 feet in length; ability to use various power tools, as required.
- Knowledgeable in pool and spa maintenance processes. Prefer applicant hold a current “Certified Pool Operator” certification or have the ability to obtain the certification within 6 months of employment.
- Knowledgeable in troubleshooting and maintenance of interior and exterior lighting systems.
- Knowledgeable in HVAC systems maintenance and able to check and change HVAC filters, clean evaporative cooling systems and filters, adjust float levels, confirm pump and blower function, check water heater function, add chemicals to various water systems.
- Knowledgeable of building piping systems, component troubleshooting, and maintenance processes.
- Valid Drivers License
- Ability to travel to work location daily
