Responsibilities
Onsite Maintenance - Sarasota,FL
SUMMARY OF DUTIES AND RESPONSIBILITES (Essential Functions):
- Coordinate the use of Embassy House common areas with contractors, moving personnel, vendors and owners. Inspect and verify work being performed.
- Verify valid workers compensation and liability coverage certificates are on file before a contractor is engaged to perform any work.
- Conduct regular inspections of EH property and create an ongoing list of maintenance projects in priority order with LCAM.
- Address, assign and/or complete all projects and tasks in a timely fashion.
- Check recycle bins daily for boxes that may need to be broken down
- Respond to emergency and critical maintenance needs immediately.
- Maintain all grounds and common area maintenance areas as specified on maintenance list
- Supervise and arrange for all contractual building services with LCAM.
- Maintain all common areas and limited-common areas to ensure adherence of EH standards as stated Rules & Regulations.
- Expert knowledge of EH building’s mechanical and emergency systems and protocols and ensure that they are in acceptable operating order.
- Expert understanding of our Rules & Regulations
- Inspect and document repair/replacement of all unit air conditioners, laundry washers and dryers, and water heaters. Maintain age equipment log and schedule timely replacement/repair. This is to be completed with LCAM to document all information.
- Replace lighting as needed.
- Work to complete tasks in conjunction with the Committee chairpersons and specifically with the following committees: Building & Infrastructure, Landscaping, and others as needed.
- Review ARC applications from owners (Application for Approval of renovation Activities) and submit to Management and Board.
- Organize and maintain with LCAM building files, blueprints, electrical charts, schedules and building layouts, owner requests including ARC documents, and maintenance records to ensure proper documentation for all maintenance work accomplished, proper scheduling of all required preventative maintenance and compliance with the Florida Condominium Act.
- Work with janitorial service to ensure duties are being performed to the expectations of Board of Directors. Some janitorial duties may be required to maintain building property.
- Personal maintenance in owner’s condos is prohibited during scheduled working hours. You may assess an owner maintenance concern when requested and suggest solutions.
- Perform other duties as assigned.
Qualifications
QUALIFICATIONS:
- Work as a team with other staff members. Communication is essential. Suggest improvements in policies, procedures, and vendor service organizations.
- Ability to maintain confidentiality of staff and resident personal information.
- Maintain your dress and appearance in a professional manner
- Interact with owners, residents and guests in a professional and courteous manner and report any difficulty in dealing with an owner/resident or guest to your manager or Board member.
- Must have a High School Diploma or equivalent is required.
- Ability to work a flexible schedule based on EH needs.
- Must have a valid Florida Driver’s license.
- Building maintenance experience is required.
- Fluent in English.
Required Weekly Hours:
- 40 Hours a week. Monday - Friday 8:00am- 4:00pm.
- (2) 15 minute breaks
- (1) 30 minute lunch break
Pay and Benefits:
$22.00 to $27.00, depending on education and experience.
