Maintenance and repair of the common area and grounds of Glen brook East Garden Homes. Responsible for overseeing the day-to-day onsite maintenance of an 81 building condominium property that spans approximately 40 acres.

 

Duties include

 

  • Possess a thorough working knowledge of the property's infrastructure and able to provide locations of plumbing, electric, and other utilities to vendors and contractors.
  • Independently investigates and resolves routine plumbing, electrical, and building problems as they arise.
  • Know the location of all water main cutoffs, gas meter cutoffs, and sewer cleanouts.
  • Coordinate with appropriate management personnel and individuals to resolve problems as they arise, and to anticipate problems and their impact on the property.
  • Hold keys to all facilities clubhouse, corporation yard and workshop, electrical and landscaping stations, and vehicles.
  • Keep storage areas clean, neat, secured, and locked at all times.
  • Establish or adjust work procedures to meet production of maintenance timetable.
  • Refer complex questions that require policy changes or a more involved interpretation of policies or guidelines to relevant management personnel or board.
  • Independently report work to management for them to log.
  • Repair lights, electrical and plumbing problems such as switches, circuit breakers, and faucets; clearing of drain stoppages; replacement of fittings and fixtures.
  • Perform carpentry and finish carpentry.
  • Use and maintain power tools and general tools.
  • Maintain time and production records.
  • Oversee purchasing of equipment and supplies and monitor orders for accuracy and expenditure amounts.
  • Order and/or purchase supplies at the direction of management.
  • Check walkway and carport lighting regularly, replace exterior bulbs when necessary.
  • Properly label, handle, and store all·equipment and supplies.

 

Qualifications

 

  • 2+ years of maintenance experience preferred.
  • Familiar with Google Suite
  • Able to use a computer/ tablet
  • Self starter
  • Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing and Painting required.
  • Experience with Cleaning, Locks and Gutters highly desired.
  • Must be able to speak, read and write English. Bilingual a plus.
  • Must be a proficient problem-solver.
  • Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general.
  • Experience and skills with simple electric maintenance is a plus, but not necessary.
  • Pool maintenance experience is a plus, but not necessary.

 

Pay and Benefits

 

$27 to $29 , depending on education and experience.
