Property Summary:
Sunterra Homeowners association is a 2,303-acre master‑planned community featuring home designs for rent and purchase and access to multiple amenities. With a build-out of over 7K SF Homes. Sunterra is located north of I-10 and W of the Grand Parkway. Amenities will ultimately include two amenity complexes: The Sol Club with crystal clear lagoon and The Retreat, offering a lazy river.
Responsibilities
Responsible for maintenance and upkeep of all aspects of community building systems and common areas as appropriate. Includes, but not limited to, ongoing regular maintenance of all building systems in compliance with maintenance schedules, identifying maintenance needs, initiate course of action for repairs and contact the necessary vendors for service.
Duties include:
- Performs regular “Zone Walks” in order to identify maintenance needs throughout communityand determines a course of action to resolve any issues.
- Regularly monitors and maintains all building systems and common areas; and maintains reportsof maintenance performed.
- Troubleshoots maintenance problems, possess knowledge and skills to perform repairs, and have ability to assess appropriate use of service vendors.
- Utilizes software in order to organize, delegate and assign specific tasks to appropriate party.
- Works with counterparts and Community Operations to meet the valid expectations of the Sunterra residents and sales prospects.
- Communicates with vendors to obtain estimates, follows up on projects and progress, and inspects completed work.
- Maintains Fixed Asset maintenance schedule
- Performs light maintenance and housekeeping duties as needed.
- Orders and stocks maintenance supplies as needed.
- Communicates with residents, team and vendors in a professional and courteous manner.
- Follows up with all homeowners/residents regarding service issues and advises management team of interaction outcomes.
- First point of contact for on-call emergencies – evenings and weekends.
- Performs other related duties as directed.
Qualifications
Essential Skills, Experience and Certifications:
- Time management: the ability to organize and manage multiple priorities.
- Working knowledge of plumbing, electrical, and HVAC.
- Requires leadership, management, and people skills.
- Must be able to design and execute a plan to achieve objectives.
- Requires excellent customer service skills.
- A valid Texas driver’s license is required.
- Computer and internet skills, including Word and Excel.
- Commitment to company values and goals.
- High School Diploma
Physical, Mental and Visual Skills:
- Good organizational and verbal skills. Ability to use logical or rational thinking to resolve issues. Ability to perform basic mathematical skills, visually monitor the operation areas. Must have the ability to perform moderate physical work and may be required to lift up to 30 lbs. frequently and up to 20 lbs. constantly. Perform activities such as bending, kneeling, crouching, climbing, reaching, standing, pushing, pulling, lifting and grasping for up to 5 hours without sitting.
Working Conditions:
- Works indoors and outdoors. Potential exposure to sharp and rapid equipment movement, sharp utensils, harmful chemicals and or solvents if proper safety procedures are not followed. Employees holding this position will be required to perform any on the job-related duties as requested. All requirements are subject to possible modification to reasonably accommodate individuals with a disability.
Pay and Benefits:
$20.00 to $25.00, depending on education and experience.
