Property Summary:

888 Condos was built at the corner of 9th Ave and Logan St in 1959 as one of the first highrises in Denver. The building has a nicely remodeled lobby, community pool and clubhouse, underground parking, and a great location in Capitol Hill. 888 Logan is very close to great restaurants, shopping, grocery stores, and easy access to public transportation .

Responsibilities

This is a live onsite position.

Position Overview:

The Onsite Maintenance Technician is responsible for performing the general maintenance of the buildings and grounds at 888 Condominiums HOA, under the direction of the Onsite General Manager.

Key Responsibilities:

  • General Maintenance: Perform preventive and routine maintenance tasks, including supervising the janitorial and grounds work throughout the community.
  • Facility Maintenance: Perform maintenance, operation, and enhancement of all amenities and facilities, including pool facilities, vehicle/pedestrian entry gates, management office and safety systems, ensuring their optimal condition.
  • Respond to Onsite Emergencies: Effectively respond to and manage any onsite emergencies, collaborating with the emergency response team, onsite management, and vendors to promptly resolve the situation.
  • Staff Training and Scheduling: Train and schedule janitorial and groundskeeping staff to ensure the community’s common areas are well maintained.
  • Inspections: Conduct periodic inspections of grounds, common area buildings, and structures. Proactively assess facility operations, staying informed about emerging trends and innovations in community management and maintenance. Continuously evaluate community needs and recommend improvements to enhance service delivery methods and procedures.
  • Safety and Repairs: Advise the onsite manager of needed repairs, improvements, and safety issues.Ensure all safety precautions are followed by vendors while performing services on Community Property.
  • Technical Skills: Utilize skills in carpentry, concrete, doors, drywall, fencing, cleaning, gutters, locks, plumbing, and painting.
  • Vendor Management: Work with the onsite general manager and follow up with a diverse range of vendors, including janitorial services, landscaping, pool maintenance, safety vendors, plumbing, pest control, and gate maintenance contractors, ensuring compliance and high-performance standards.
  • Contract Management: Assist onsite general manager in negotiating, preparing, implementing, and administering service contracts, including drafting contract standards, RFP and bid review, and reports for the Board of Directors.
  • Communication: Proactively communicate with residents, staff, and the Board of Directors regarding facility and amenity updates through CiraMail.
  • Budget Management: Work with the General Manager to formulate and manage the facility management budget, identifying cost-saving opportunities and process improvements.
  • Event Support: Provide support for all lifestyle events and facilitate all necessary facility preparation.
  • Compliance: Ensure compliance with association policies, corporate regulations, civil codes, state, and federal obligations, and governing documents.
  • Team Collaboration: Participate in weekly touch base meetings to discuss ongoing projects, address challenges, and ensure alignment within the team.
  • Special Projects: Perform any range of special projects, tasks, and other related duties as assigned.

Qualifications

Qualifications:

  • Minimum 2 years of maintenance experience
  • Proficiency in carpentry, concrete, doors, drywall, fencing, plumbing, and painting
  • Own tools and transportation required
  • English fluency (bilingual skills a plus)
  • Strong problem-solving skills
  • Knowledge of safe tool and material use
  • Electric maintenance experience (a plus, but not necessary)
  • Pool maintenance experience (a plus, but not necessary)
  • Effective communication, both verbal and written
  • Independent and collaborative work abilities
  • Multitasking and organizational skills
  • Creative problem-solving skills
  • Project management expertise

Pay and Benefits:

  • Salary: $52,000 per year
  • Housing: Includes a 2-bedroom, 1-bath apartment as part of the salary.
