Position Summary
We are seeking a proactive, skilled Maintenance Technician for The Plaza. The ideal candidate has solid hands-on maintenance experience in a condominium or multi-unit residential property, and will also be capable of writing scopes of work for RFPs, reviewing vendor contracts, and communicating clearly and professionally at all levels. This individual will be an operational cornerstone, ensuring the physical integrity of the community while supporting strategic vendor procurement and contract management.
Key Responsibilities
- Perform routine preventive maintenance and repair work on building systems, including HVAC, plumbing, electrical, carpentry, and exterior/grounds tasks.
- Respond promptly to resident service requests and urgent maintenance issues; track and document all work orders and maintenance activities.
- Draft scopes of work for major repair or upgrade projects (e.g., roof, façade, elevator, mechanical systems), prepare documentation for RFP processes, and assist with vendor solicitation.
- Review vendor proposals and contracts, identify key terms, ensure compliance with association policy and budget constraints, and recommend vendor engagements to supervision.
- Inspect vendor/contractor work to ensure compliance with scope, quality, schedule, and safety requirements.
- Maintain accurate maintenance logs, asset inventories, parts and supplies inventories, and cost tracking for operational transparency.
- Communicate clearly and professionally with residents, Board members, vendors, and internal stakeholders—both verbally and in writing. Provide timely status updates on work, project schedules, and vendor coordination.
- Support the Property Manager/General Manager in budget forecasting for maintenance and capital needs; recommend cost-effective solutions, preventive maintenance programs, and vendor performance improvements.
- Ensure compliance with applicable codes, regulations, association governing documents, and company safety/risk-management protocols.
- Assist with special projects, property upgrades, and community inspections as directed.
