The Maintenance Groundskeeper/Porter is responsible for the upkeep of grounds, amenities, building exteriors/interiors, Clubhouse, parking lots, and other community buildings. Responsibilities include but are not limited to:
Job Responsibilities:
- Responsible for meticulous upkeep of grounds, amenities, building exteriors and office, parking lots and other community buildings.
- Perform lite landscape duties such as delimbing, weeding, leaf removal, trimming and saw cutting in between landscape visits.
- Remove trash from clubhouse and amenity areas of community interior and perimeter on a daily basis.
- Cleaning of Clubhouse and Amenity Areas on a daily basis.
- Assist in the preparation of annual preventative maintenance scheduling of property gutters and clubhouse HVAC maintenance.
- Assist Property Manager in completing the assigned maintenance tasks given.
- Assist with snow removal (if applicable).
- Assist in the troubleshooting/repair of lite mechanical, carpentry and electrical problems.
- Report any maintenance concerns for repairs in, clubhouse, and/or common areas to the Property Manager
- Meticulously maintain curb appeal.
- Deliver communication documentation to residents.
- Uphold all company policies, goals, and values.
- Contribute to client retention programs.
- Ensures that unsafe conditions are corrected in a timely manner.
- Learns and ensures compliance with all company, local, state and federal safety rules.
- Immediately report all unsafe conditions to the Property Manager.
- Assist management team with other various tasks required.
Requirements
Requirements:
- Must be able to communicate effectively with internal and external customers and clients
- Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of OSHA worksite and personal safety requirements.
- Knowledge of State or local governmental safety requirements.
- May be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.)
- Ability to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft.
- Ability to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)
- Must be able to operate a vehicle from one location to another
- Must be able to lift and carry up to 20 pounds on a frequent basis.
- 3 -- 5 years of directly related or closely related experience
