Responsible for performing general maintenance of buildings and grounds at HOA residential communities, under direction of the Maintenance Director.
Duties include
- Organized and structured to be able to set maintenance priorities in the near term and the long term--ultimately, we want a 20 year plan for every mechanical device on our property
- Make reasonably accurate (plus/minus 25%) cost estimates of what a job will cost, how long it will take to complete, and what resources are necessary to complete it
- Communicate fully with members of the maintenance committee and the manager the priorities and estimated costs in the near term and the long term--be prepared to speak before the BOD concerning the list
- Train staff (with measurable check points) to become capable of being an emergency replacement for she/he if the need arise
- Complete all jobs on time and under budget, unless a genuine "surprise" occurs
- Build a "people sensitive/friendly" culture of cohesiveness with her/his staff and that of the Endeavour staff--this is a serious problem we now have because we do not train our people of what they NEED TO KNOW in their job. We rely on OJT with no specific outcomes
- Must be friendly and willing to communicate with all staff and homeowners
- When asked, show the Condo Manager the list of specific actions to be done (day, week, month), and what needs to be considered for long-range plan/budget
- Maintain a log book of how a specific maintenance problem was solved, and file by the step by step process for the name of the equipment--for future staff reference
- Emergency prepardness -fire, hurricane, flood, elevator failure, lightning strike, power failure, sprinkler leak, ...
- Daily tasks walk the property to determine any potential problems, identify maintainability, engineering opportunities, weekly maintenance schedule to be created to be divided by this position and maintenance tech.
- Perform preventative maintenance and routine maintenance.
- Ensure completion of work orders using work order system.
- General maintenance, janitorial and grounds work throughout the Community Associations.
- Periodic inspections of grounds, common area buildings and structures.
- Advising supervisor of needed repairs, improvements and safety issues.
- Understanding of Carpentry, Concrete, Doors, Drywall, Fencing, Cleaning, Gutters, Locks, Plumbing and Painting
- Plus other work related tasks as needed
Qualifications
- 2+ years of maintenance experience preferred.
- Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing and Painting required.
- Experience with Cleaning, Locks and Gutters highly desired.
- Must be able to speak, read and write English. Bilingual a plus.
- Must be a proficient problem-solver.
- Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general.
- Experience and skills with simple electric maintenance is a plus, but not necessary.
- Pool maintenance experience is a plus, but not necessary.
Pay and Benefits
$50,000 to $60,000 depending on education and experience.
