The Maintenance Manager's mission is to oversee the maintenance of all the common elements of the condominium complex. This includes the buildings, equipment and land that are part of the complex grounds.
JOB RESPONSIBILITIES
- Coordinate the work of contractors that are performing work on the common elements of the condominium
- Make routine checks on plant systems such as the fire alarm system, lighting systems, the elevators, and the security system to insure they are functioning properly.
- Oversee the pickup of trash and recycling materials on a routine
- Check pool and spa systems to insure the pumps and heaters are performing as
- Pickup and dispose of debris that may accumulate on the condominium grounds.
- Operate diesel backup generator on a weekly basis to insure the complex has necessary electrical backup.
- Clean pool furniture and maintain in good
- Keep garages free from clutter and
- Communicate with the Board of Directors any issues that may require Board input.
- Check dock area to insure docks and surrounding areas are properlymaintained
- Communicate with the Board President frequently on daily issues or concerns
- Be available for emergency calls during off hours
Plus other work related tasks as needed
- 4+ years of maintenance experience required
- Previous maintenance experience in property management strong desired
- Previous supervisor/management experience strongly desired
- Knowledge of Homeowner Association Management industry preferred
- Must be able to speak, read and write English. Spanish speaking skills are a plus
- Excellent people skills, well-spoken and professional
- Enjoy working in a fast paced environment
- Must be well organized and be able to multi-task Must be a proficient problem solver
- Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general
