Responsibilities
Position Overview:
The Maintenance Engineer for a high-rise building will be responsible for ensuring the continuous operation and maintenance of all building systems and equipment, ensuring compliance with safety regulations, and maintaining the building's operational standards. This role will involve troubleshooting, repairing, and overseeing routine maintenance tasks in mechanical, electrical, plumbing, HVAC, and other building systems.
Key Responsibilities:
- Building Systems Maintenance:
- Oversee and maintain essential building systems, including HVAC, electrical, plumbing, elevators, fire alarms, and security systems.
- Perform regular inspections of mechanical and electrical systems to ensure proper functionality and safety standards.
- Coordinate and manage any required repairs or replacements for malfunctioning equipment or systems.
- Preventive Maintenance:
- Implement and carry out scheduled preventive maintenance tasks on all equipment and systems within the building.
- Maintain records of all maintenance activities, inspections, and repairs performed.
- Troubleshooting and Repairs:
- Diagnose and resolve mechanical, electrical, and plumbing issues as they arise in a timely and efficient manner.
- Troubleshoot malfunctioning systems or equipment and make necessary repairs or adjustments.
- Coordinate with external contractors or vendors when necessary for specialized repairs or services.
- Safety and Compliance:
- Ensure the building meets all local building codes, health, and safety regulations.
- Implement and monitor safety protocols to ensure a safe working environment for all building staff and occupants.
- Conduct routine safety inspections, including fire safety drills and emergency systems checks.
- Emergency Response:
- Respond promptly to emergencies, such as power outages, equipment malfunctions, or safety hazards, to minimize disruption.
- Lead emergency repairs, ensuring proper communication and resolution of issues.
- Vendor and Contractor Management:
- Manage relationships with external contractors and service providers, ensuring quality and timely service delivery.
- Oversee and coordinate contracted services for major maintenance or upgrade projects.
- Energy Management and Sustainability:
- Monitor energy usage across the building and implement energy-saving measures where possible.
- Participate in sustainability initiatives and maintain an environmentally friendly approach to building operations.
- Inventory and Equipment Management:
- Maintain an inventory of tools, equipment, and spare parts required for building maintenance.
- Ensure the correct and safe storage of maintenance materials and tools.
- Documentation and Reporting:
- Keep detailed records of maintenance tasks, equipment service histories, and repairs.
- Report on the status of building systems and upcoming maintenance needs to management.

Qualifications
Qualifications:
- Proven experience (typically 2+ years) in building maintenance, with a focus on high-rise or commercial buildings.
- Knowledge of technology/software platforms such as Cinc or Building Link.
- Ability to oversee multiple contractors for large scale projects
- Strong knowledge of building systems (HVAC, plumbing, electrical, mechanical, fire safety systems).
- Familiarity with local building codes and safety regulations.
- Problem-solving skills and the ability to troubleshoot and repair building systems.
- Experience with preventive maintenance programs.
- Good communication and organizational skills.
- Ability to work independently and as part of a team.
- Relevant certifications (e.g., Electrical, Mechanical, HVAC, Safety) are desirable.
- Availability for emergency response and flexible working hours when required.
