SUPERVISORY ROLE The On-site CAM will be responsible for the supervision of any on-site administrative or maintenance personnel associated with the assigned community.
JOB RESPONSIBILITIES
- Standard CAM Tasks
- Ensure compliance with all Federal, State and Local Regulations
- Knowledge of Community Governing Documents and Florida Statutes
- Board of Director Meetings
- Meeting Preparation

- Annual and Budget Meetings
- Meeting Preparation
- Conduct Budget Workshops as necessary.

- Consistent Monitoring to ensure that the financial

- Obtaining Estimates
- Project/Job Coordination
- RFP Preparation
- Oversee and Coordinate Routine Maintenance
- Query clients to ensure Keystone is maintaining customer satisfaction.
- Take action on any areas needing improvement.
- Conduct site inspections regularly. Identify deficiencies and provide recommendations and action plans in order to improve the property and ensure cleanliness, compliance and safety.
- Promptly respond to emergency situations.
- Comply with statutory requirements regarding record keeping.
- Administrative Functions
- Submit Invoices to Keystone.
- Monitor and adhere to budgets.
- Effective, timely and professional client, vendor and co-worker communication.
- Coordinate and approve time off requests for on-site employees.
- Provide weekly manager’s report to supervisor.
- Miscellaneous
- Maintain Community Association Manager License and the necessary continuing education.
- Serve as an ambassador of corporate culture and growth by leading by example.
- Read and comply with the Real Manage and Keystone Property Management Group’s Employee Handbooks.
- Follow all policies and Standard Operating Procedures as directed by Management.
- Perform and or participate in any range of special projects, tasks and other related duties/tasks as assigned by Management.
Plus other work related tasks as needed
Qualifications
- Must have Florida CAM license - state required
- Customer service focused; CAMs service their client on a daily basis
- Listening skills CAMs need to listen to the problems of a client and provide a solution to meet the requests of the client
- Proactive CAMs must proactively communicate with their client, team members, and superiors
- Management CAMs must manage the budget, operations, schedules of a community association
