Responsibilities
The Onsite Landscape Vendor Inspector/Maintenance Lead is responsible for implementing vendor and assignments, overseeing contracts, and following up behind vendors assuring contracts are being followed for the community under the direction of the Community Manager.
Duties and Responsibilities:
- Site inspections with vendor representatives to ensure contracts are being fulfilled.
- Review and confirm that all posted schedules are being followed by vendors.
- Inspect and confirm that submitted invoices are accurate and billed appropriately before submitting them for final approval to the Community Manager.
- Helps to get resident’s request/concerns addressed by vendors if the resident doesn’t get appropriate satisfaction from vendors as long as within the scope of work.
- Defusing conflict with customers.
- At times may be needed to inspect and maintain all traffic signs within the community. If needed, must be able to replace a sign if work can be accomplished by one person.
- At times may be needed to inspect and maintain all spotlights for signs within the community. If needed, must be able to replace a light fixture if work can be accomplished by one person.
- Inspects, and schedules repair work for fences, walls, roads, sidewalks, street curbs, and storm drains within the community. At times must be able to complete the repair task if work if task can be accomplished by one person.
- Communicate with residents to help resolve their ongoing issues/concerns on a daily basis if needed.
- Submits monthly service reports to appropriate committees for any vendor working long-term for the community.
- Plus Other work related tasks as needed
Qualifications
- Must have at least 3 years of Florida landscape experience and knowledge to ensure that all landscape maintenance, irrigation inspections, fertilizer, and pest and mow schedules are followed and completed per the vendor’s contract.
- Must have clean drivers license
- Good organizational and verbal skills.
- Experience in homeowner association operations preferred and must have a working knowledge of both legal processes for the community in regard to fines, assessments, liens, and the State Statutes regarding due process.
- Computer skills including basic knowledge of MS Office programs including Outlook, Word, and Excel. Must be flexible and have a reliable means of transportation.
- Must have the ability to perform moderate physical work and may be required to lift up to 30 lbs., up to 20 lbs.
Pay and Benefits:
$22.00 to $25.00, depending on education and experience.
