BACKCOUNTRY COMMUNITY COMMON AREA MAINTENANCE MANAGER POSITION FULL TIME/EXEMPT

The Common Area Maintenance Manager (CAMM) is responsible for supporting the General Manager and residents primarily, but will also interact with vendors, board members and committee members. The CAMM will be responsible to oversee the maintenance of the Association’s common areas, facilities and grounds as directed by the GM.

ESSENTIAL DUTIES:

 

  • The CAMM will successfully provide exemplary service and maintenance in order to ensure the tidiness, cleanliness and welcoming appearance of Association owned facilities and grounds including, but not limited to: common land areas, the Discovery Center building, drainage swales, entry gates and gatehouse operation, fences, landscaping, monuments, open spaces, parks, private streets and sidewalks, recreation facilities (including the Sundial House and pool), signage, street and landscape lighting, and walls.
  • Coordinates and participates in Committee meetings (including plan review) as needed, provides support for Board of Director meetings, Member Meetings, etc.
  • Prepares and maintains property in a condition to pass required inspections and relevant safety standards (OSHA, company safety and health, etc.) including but not limited to: Sundial House, Discovery Center, pools/spas, elevators, fireplaces/pits, irrigation, electrical, landscaping, etc.
  • Initiates and maintains preventative maintenance and inspection schedules and performs as required.
  • Maintains records pertaining to maintenance of facilities and grounds, equipment/asset warrant and service information, inventory, permits, licenses, building/infrastructure schematics and landscape plans, manuals, and material safety data sheets (MSDS or SDS).
  • Prepares requests for proposals (RFPs) for contractor work, provides recommendations for approval of contracts, prepares contracts, and directs the work of contractors in maintaining the property, as directed by the Board of Directors, staff and Members.
  • Completes repairs and work orders in a timely manner. Prices out and orders equipment, parts and supplies, only as directed. Maintains adequate stock of frequently used items.
  • Possesses a working knowledge of Association guidelines, governing documents, operating policies and procedures, and federal, state and local statues as they may pertain to the responsibilities and duties of the position as described herein.
  • Responds to after-hours, calls and emergencies as needed.
  • Performs other duties as assigned.

 

SPECIFIC DUTIES:

 

  • Ensure cleanliness of facilities and reports deficiencies to the Assistant General Manager.
  • Daily inspection and correction of any deficiencies found on the interior and exterior of Association buildings (furniture, cushions, trash cans, light bulbs, etc.)
  • Light Checks and bulb replacements, monthly common lighting inspection after daylight hours.
  • Assist with room set-ups and breakdowns to support Association activities and private rentals in common buildings and/or parks ; provides janitorial support for events.
  • Minor caulking, prep work, and painting, carpentry repairs, plumbing maintenance and minor repairs, minor electrical repairs.
  • Ability to understand and schedule thermostat controls.
  • Coordinates with vendors for snow removal during snowstorms, many times in the early morning or late evening hours.

 

SKILLS:

 

  • Service oriented attitude with internal and external customers.
  • Ability to communicate effectively both orally and in writing.
  • Basic computer skills (Windows, Microsoft Office, Outlook).
  • Ability to establish and maintain professional, pleasant, and polite working relationships with the Board of Directors, committee members, staff, residents, volunteers, and contractors.
  • Ability to work in a responsible, self-motivated, self-directed, and confidential manner, and multitask on a variety of levels with the utmost of focus and professionalism.
  • Ability to operate a tractor and utility vehicle for general types of maintenance activities (snow plowing, mowing, light landscape work, etc.)
  • Extensive knowledge of facilities and grounds maintenance including, but not limited to, light plumbing, carpentry, electrical, HVAC, painting, horticultural, and irrigation principals.
  • Working knowledge of miscellaneous hand and power tools required to perform maintenance duties as required.

 

Requirements

 

MINIMUM QUALIFICATIONS:

 

  • Five years’ experience in facility and grounds maintenance (including landscaping and irrigation systems) or equivalent field of work.
  • Ability to work a varied schedule if needed.
  • Must possess valid driver’s license and valid automobile liability insurance.

COMPENSATION: $58,000 – 62,000; direct experience highly considered.
