Key Responsibilities
- Accept, create, prepare, and submit work orders to coordinate maintenance and repair services.
- Conduct regular inspections of community grounds and buildings.
- Respond to inquiries from trustees and represent the company in monthly meetings as needed.
- Facilitate communication with owners and residents, addressing administrative concerns through various channels.
- Handle unit owner inquiries regarding common areas and mediate conflicts as appropriate.
- Oversee capital projects and review financial reports prior to distribution.
- Ensure comprehensive insurance coverage for each condominium is adequate and current.
- Prepare and manage annual election meetings.
- Collaborate on budget planning, reviewing and obtaining approval from the board of trustees.
- Review and authorize bills for properties under management.
- Enforce condominium rules and regulations in line with governing documents.
- Solicit bids and services from contractors to align with community needs.
- Maintain accurate physical and electronic records of projects and incidents.
- Be available for emergency calls on a 24⁄7 basis.
- Generate monthly delinquency reports and implement necessary collection actions.
