Job Description
Action Property Management, a premier management company, is seeking a full-time Maintenance Technician for The Rivers located in Sacramento.
Schedule: Tuesday- Saturday; 7:30 AM- 4:00 PM
Compensation: $22.00- $24.00 Per Hour (Depending on Experience)

Job Summary:
The Maintenance Technician is responsible for maintaining the cleanliness and performing minor repairs of all common areas that are not outsourced to a vendor or service provider. The Maintenance Technician will be expected to observe safe working practices in carrying out the required duties and ensure that instructions specified by technical consultants, contractors and manufacturers are adhered to.
Physical Duties:
- Perform regular routine cleaning to common area amenities on a regular basis (Clubhouse, Playground, Parks, etc) which includes cleaning the clubhouse bathrooms, parks, and removing/replacing trash containers.
- Perform minor common area repairs.
- Responds to and assists with emergency maintenance situations.
- Respond to inquiries and investigate and resolve problems related to homeowner complaints.
- Respond to and complete work orders in a timely manner.
- Maintain proper levels of supplies for cleaning and repair activities.
- Interacts with external contractors when needed.
- Maintain common area building lighting by replacing bulbs and ballasts when requested by management.
- Conduct routine property inspections. Completes associated reports and documentation.
- Maintains a safe work environment.
- Report any issues that need attention to the Maintenance Supervisor.
- Carry out any other reasonable maintenance duties assigned.
Emergency Response:
- Maintain preparedness for emergency response to flood, fire, power outage, earthquake and other disasters.
- Respond to project emergencies and report them to the Maintenance Supervisor.
Teamwork & Customer Service:
- Be a team player and to contribute to the creation of an enjoyable, productive, and safe work environment.
- Be prepared to assist team members with tasks not strictly related to this job description.
- Maintain customer service standards as set by the Hospitality Department and General Manager.
- Display high morale, integrity, loyalty, and professionalism at all times.
- Be available for overtime in special circumstances in order to complete projects or meet deadlines.
Qualifications:
- Must be over 18 years of age.
- Must successfully pass a pre-employment seven (7) year criminal history report and drug screening.
- Have at least one year of janitorial and/or maintenance experience.
- Janitorial and/or maintenance experience in a residential community or commercial property(ies) is highly desired.
- Must be familiar with basic hand tools and power tools.
- Mathematical: Ability to add, subtract, multiply and divide in all units of measure. Ability to compute rate, and percentage.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
