Maintenance responsibilities:
- Maintain and repair all common elements: building exteriors, gutters, downspouts, sidewalks, parking lots, signs, lighting, common plumbing & electrical repairs, etc.; inclusive of coordinating on-going projects
- Maintain the landscaping and landscaping equipment (lawn, shrubs, entry planters, sprinklers, mower, etc.)
- Promptly notify Association Manager of any needed repairs or maintenance beyond your scope of duties and/or expertise
- Perform timely maintenance in accordance with preventative maintenance schedule for all common areas and complete preventative maintenance logs
- Monitor outside vendors for acceptable completion of contracted services
- Notify management to follow up on residential rule violations or problems on the property
- Keep maintenance office, maintenance room, equipment, and supplies in a neat, clean and orderly fashion
- Maintain positive, cordial, businesslike relationships with residents & board members at all times
- Respond immediately to association cell phone during working hours and while on call
- Complete management work orders for common area maintenance. Perform other services which may be requested by the Board of Directors directly or through the Community Association Manager in a timely manner. Complete maintenance log upon completion of each item
- Maintain current inventory of tools, materials & supplies and order replacement with management approval
- Follow established safety policies and procedures using OSHA standards for physical and chemical safety; including maintaining a current Safety Data Sheets (SDS) binder on site
- In addition to the above, perform specific duties as per the addendum/outline below
- On call for emergencies 24/7
- Move and replace dumpsters for trash pickup on Mon-Wed-Fri
- Maintain all inside and outdoor lights, exit lights, emergency lights Assist management and == owners with leak detection
- Touchup paint on buildings, walls, doors, stairwells
- Maintain Hallway and Lobby A/C systems (filters and drains) Check water pumps
- Check and fuel generator (Yacht House)
- Maintain trash chute doors
- Check elevator phones weekly
- Mow grass weekly (bi-weekly in winter)
- Trim shrubs and replace dead plants as needed Edge and trim as needed
- Remove/treat weeds
- Maintain/replace seasonal flowers in beds and planters
- Maintain lawn equipment
- Check and maintain irrigation system
Janitorial responsibilities:
- Work independently, without supervision, to perform general detailed cleaning duties for all common areas of the community. Respond to special needs as directed by manager or Board of Directors
- Follow the cleaning schedule and complete daily, weekly, monthly requirements
- Dust, vacuum, clean, sanitize, mop, and dispose of trash to the interior of all buildings
- Clean exterior windows, doors, signs and empty outdoor trash containers
- Replenish disposable supplies as needed
- Operate cleaning tools, power washer and various other equipment as necessary
Use OSHA standards for physical and chemical safety.
- In addition to the above, perform specific duties as per the addendum/outline below
- Sweep and mop all hard surface areas (lobby, entry, stairwells, trash rooms, etc.)
- Vacuum hallways weekly
- Spot clean carpets as needed
- Dust/clean lobby and hallway furniture and elevators
- Keep all lobby doors clean
- Keep-parking clean & free of debris
- Pressure wash pavers as directed
- Remove trash from mail rooms/lobbies/hallways
- Sanitize trash chutes as needed

Physical and/or Other Requirements:
- Ability to safely and successfully perform the essential job functions, withstand outdoor heat exposure & strenuous physical activity, with full use of limbs & extremities, and unimpaired vision - within ADA guidelines for reasonable accommodations
- Must be able to lift and carry up to 50 pounds
- Must be able to talk, listen and speak clearly on telephone
- Ability to maintain regular, punctual attendance consistent with RPM policies and procedures
- Must have the ability to work independently, carry out assignments to completion
