Essential Duties And Responsibilities
The Maintenance Technician is responsible for the following tasks:
- Maintain and repair all common elements: building exteriors, gutters, downspouts, sidewalks, parking lots, signs,
fencing, lighting, common plumbing & electrical repairs, etc.; inclusive of coordinating on-going projects.
- Pool (test, vacuum, scrub walls/tiles, chemicals, clean filter), empty trash and arrange furniture. Pool Certified.
- Perform timely maintenance in accordance with preventative maintenance schedule for all common areas.
Touching up paint interior and exterior as needed.
- Monitor outside vendors for acceptable completion of contracted services.
- Dock: empty trash, clean as needed.
- Pond Maintenance: clean filters and drains, maintain/repair fountain as needed.
- Landscape & Stair lights: bulbs/repair
- Notify management to follow up on residential rule violations or problems on the property.
- Keep maintenance shed, equipment, vehicles and supplies in a neat, clean and orderly fashion.
- Maintain positive, cordial, businesslike relationships with residents & board members at all times.
- Respond immediately to association cell phone during working hours and while on call.
- Complete management work orders for common area maintenance. Perform other services which may be
requested by the board of directors through the Community Association Manager.
- Maintain current inventory of tools, materials & supplies and order replacement with management approval.
- Follow established safety policies and procedures using OSHA standards for physical and chemical safety;
including maintaining a current Safety Data Sheets (SDS) binder on site.

Education And/or Work Experience Requirements
- Maintain a valid Florida driver’s license in order to operate golf cart.
- Experience in maintenance and repairs; including basic electrical and plumbing; with minimum of five (5) years prior
maintenance experience; community association environment preferred.
- Operate power tools, power washer and various other maintenance equipment.
- High school diploma or GED required.
Physical And/or Other Requirements
- Ability to perform the essential job functions, withstand outdoor heat exposure & strenuous physical activity, with full
use of limbs & extremities, and unimpaired vision – within ADA guidelines for reasonable accommodations safely
and successfully.
- Must be able to lift and carry up to 50 pounds
- Must be able to talk, listen and speak clearly on telephone
- Ability to maintain regular, punctual attendance consistent with RPM policies and procedures
- Must have the ability to work independently, carry out assignments to completion
