The Maintenance Technician is responsible for working at a variety of locations in a localized area to assist the Association Management Team with the upkeep, repair, and preventive maintenance of all Associations common areas. This role is for an experienced, independent, and self-starter that has experience and expertise in a multitude of maintenance and construction disciplines to ensure communities maintenance needs are met with the highest quality of skill and professionalism.

The Maintenance Technician is responsible for working at a variety of locations in a localized area to assist the Association Management Team with the upkeep, repair, and preventive maintenance of all Associations common areas. This role is for an experienced, independent, and self-starter that has experience and expertise in a multitude of maintenance and construction disciplines to ensure communities maintenance needs are met with the highest quality of skill and professionalism.
Key Duties and Responsibilities:
- Performing routine maintenance inspections for HOA multi-dwelling units, common areas, amenities, etc. Providing comprehensive work orders and/ or reports that detail the maintenance issues, proposed repairs, and documented work.
- Physically understanding and performing routine maintenance around buildings and common areas, including repairs associated with drywall, exterior siding, small carpentry repairs, concrete/ asphalt, signing installation, and interior/ exterior painting.
- Strong organizational skills to keep records of work orders for invoicing, including all documenting of labor and material cost to properly invoice completed work.
- The ability to work on a computer within corporate software to open detailed work orders, close work orders, and properly submit them to the accounting department for billing.
- Daily communication with multiple managers, assistant managers, and homeowners regarding maintenance items. This includes phone calls, text messages, and emails.
- Understanding of current safety regulations and applying them in daily work.
Qualifications
Qualifications:
- 2+ years of maintenance experience preferred with residential buildings, multi-dwellings or apartments
- Basic computer skills for record keeping and communication
- Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing and Painting.
- Experience with Cleaning, Locks and Gutters highly desired.
- Must be able to speak, read and write English. Bilingual a plus.
- Must be a proficient problem-solver.
- Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general.
- Experience and skills with simple electric maintenance is a plus, but not necessary.
- Pool maintenance experience is a plus, but not necessary.
$21.00 to $25.00, depending on education and experience.
