Summary
The Maintenance Technician (MT) responsibilities include day-to day maintenance and repairs for the property, common areas and other facilities.
Essential Duties And Responsibilities
To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Experience:
At least 3 years of experience directly related or closely related as a handyman or maintenance technician highly preferred.
Availability
Regular business hours and for emergency situations. May work occasional weekends.

- Perform routine scheduled: daily, weekly, monthly, quarterly and yearly inspections of the clubhouse and common areas.
- Assist in performing preventative maintenance in accordance with the maintenance schedule developed.
- Identify and report malfunctioning sub meters.
- Basic repairs and maintenance.
- Perform parks, dog park and grounds maintenance.
- Set-up and take-down tables for events.
- Perform custodial/janitorial duties in clubhouse and common areas (assist as needed).
- Perform related to light plumbing, electrical, HVAC, painting, dry wall, masonry, gate, garage, rain gutter, pressure washing, and any other maintenance needs related to the designated property. Leverage vendors for more complex and larger-scale projects.
- Perform other duties as assigned.
Experience:

Physical & Environmental Requirements
- The physical demands described herein are representative of those that must be met by an employee to perform the functions of this job with or without an accommodation. Frequent stooping, standing, walking, sitting and reaching are required.
- Ability to bend/lift up to 50 lbs.
- Ability to move 15 lbs. of force frequently and 20lbs. of force.
- Professional communication skills, written and verbal.
- Ability to operate necessary equipment & visually interpret data.
- Repetitive movements.
- Valid driver’s license and State mandated vehicle insurance.
