FirstService Residential is now hiring a Maintenance Technician to join our amazing team at beautiful Val Vista Lakes, in Gilbert, AZ! This is a full time role, Thursday - Monday from 4:00AM - 12:00 PM.
Job Responsibilities
Responsible for the overall supervision and management of the Association’s Facilities/Maintenance Department. Plans, recommends, and executes the annual maintenance plan and related special projects. Assists in the development of the annual maintenance budget for the Association. Responsible for the management of the annual maintenance budget upon approval. Coordinates, supervises and manages the activities, schedules, maintenance and janitorial personnel and resources to carry out the necessary maintenance programs and services in a cost-effective manner for the Association.
Essential Duties & Responsibilities:

- Responsible to maintain all buildings, grounds, Associationâowned drainage areas, parks and playgrounds, signage, recreational amenities and open spaces to ensure they are clean, serviceable, safe and functional for the general use and enjoyment of the community.
- Responsible for all Associationâowned maintenance equipment and vehicles.
- Oversees all subcontractors performing work for the Association.
- Coordinates with various utility companies for work needed within the community.
- Conducts research and planning on specific maintenance issues as directed. Serves as the principal advisor on related maintenance plans, projects, and programs.
- Practice and adhere to FirstService Residential Global Service Standards.
- Conduct business at all times with the highest standards of personal, professional and ethical conduct.
- Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
- May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks and other related duties as assigned.
Knowledge, Skills & Proficiencies
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.
- Demonstrated general knowledge and experience in various trades including plumbing, heating, electricity, carpentry, and mechanical systems are required.
- Also, experienced in preparing and managing budgets and resources is required.
- Experienced in maintenance management, safety procedures and programs (including OSHA) and project management.
- Must possess excellent supervisory, leadership, technical, administrative, organizational, planning, analytical, problem solving and communicative skills.
- Must have pool operator license or obtain license within 6 months of hire date.
- Must exhibit a high degree of professionalism and the ability to successfully deal with the public, vendors and local agencies on a wide range of issues.

- Must be able to lift 25lbs.
- Must be able to sit for extended periods of time.
- Must be able to stand for extended periods of time.
- Must be able to communicate both on the phone and in person with our clients to resolve issues and manage the business.
- Must have finger dexterity for typing/using a keyboard.
- Must be mobile enough to move around both the office to make copies, send mail and faxes and to walk around the property. This could include lengthy walks on uneven areas.
- Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.

$18-$20/ hour DOE, full benefit options, consitent schedule!
