Job Responsibilities
The Maintenance Technician, under the direction and supervision of the Property Manager will provide direct support in maintaining the building. This position will assist the manager in dealing with internal and external customers and third-party vendors to identify potential concerns, proactively address maintenance and equipment problems while providing exceptional customer service.
Essential Duties & Responsibilities

- Must maintain regular and punctual attendance to required shifts, meetings, trainings, and related employment engagements to support position responsibilities and duties. Any alterations to required schedule must be reviewed and approved, in advance by your supervisor.
- Monitor safety, mechanical and electrical equipment
- Work in conjunction with building associates and third-party vendor to optimize operations and energy efficiency; monitor problems remotely
- Communicate with third-party vendors on repairs and contracted services for common areas and building mechanical equipment
- Assist and support the Property Manager in competitive bidding for mechanical contracts and large projects, and repairs
- Effectively communicate concerns and recommended solutions
- Submit purchase orders for supplies to the Property Manager for approval.
- Maintain inventory of attic stock materials and building supplies
- Assist with Snow removal, as needed. Salting walkways and exterior common areas as needed, wherever ice is present
- Garbage clean-up daily around the entire exterior property from the building foundation to the street and not limited to the curb/alley, all levels of underground garage, loading dock, trash areas and terraces.
- Empty all exterior trash containers around the exterior of building, loading dock and underground garage three times per week
- Assist with routine unit inspections.
- Assist with painting and touch ups. May assist with Pre turn/turns as directed by the Property Manager, may include a walk through prior to resident move out to verify the condition of the unit and then once moved out, perform maintenance and painting needs to the unit to prepare for the next resident to move in.
- Assist with putting away large product orders
- Utilize work order ticketing system to track and monitory repairs and maintenance
- As directed by the Property Manager, diagnose and if able, repair appliances.
- Assist the Property Manager with emergency procedures, including but not limited to, key safety control, water shut-off, and any other emergency procedures
- Provide building access to vendors and service technicians
- Schedule third party preventative maintenance services
- Maintain a routine log of preventative maintenance including, but not limited to, systems, boilers, doors, stairwells, lights, heating and cooling, HVAC, and other in-unit work performed
- Perform general repairs and maintenance services in units as directed by the Property Manager
- Daily, weekly, monthly, quarterly, and annual preventive maintenance of building as assigned by the Property Manager
- Complete pre-turns of occupied units and turns of unoccupied units as needed
- Routinely walk the property interior and exterior while reporting any necessary repairs or maintenance needs to the Property Manager
- Document maintenance concerns that may lead to building maintenance trends.
- Assist with picking up of product or materials as needed
- Perform any additional duties as assigned by the Property Manager
- Follow safety procedures and maintain a safe work environment.
Education & Experience
- Applicable Maintenance work experience and background.
- Hands on Maintenance experience
- Appliance Repair experience
- Excel, Outlook, and Word experience
- Valid driver's license
