Job Description

The Chief Engineer is responsible for inspecting and maintaining physical plants and ensuring proper operating conditions. Inspect & log plant equipment in accordance with industry standards. Perform mechanical and physical inspections of properties and prepare reports. Responsible for ensuring proper preventive maintenance is performed on all equipment under their assignment. Ensure all maintenance requests are responded to and completed in a prompt manner.

DUTIES & RESPONSIBILITIES:

  • Perform routine inspections.
  • Supervise maintenance staff under your direction.
  • Execute scheduled maintenance per contract requirements.
  • Receive and investigate emergency calls.
  • Ensure that all personal and company provided tools and equipment are in good working condition
  • Meet and coordinate with Supervisory Engineer on a daily basis; respond to the needs of management in an expeditious manner.
  • Record all tasks on engineer’s job request or work ticket. Where necessary provide full and complete details.
  • Submit engineer’s job request or work ticket to manager weekly or as otherwise directed.
  • Ensure that appropriate licenses & permits (operating) are posted on the properties.
  • Advise managers of any and all irregularities, which affect plant operations, operating costs, safety or the environment.
  • Where necessary or as directed, oversee maintenance contractors.
  • Maintain parts inventory and distribution in accordance with contract requirements.
  • Prepare engineer’s reports as requested by manager.
  • Where inspections require the production of a written report, submit computer generated report to manager within 10 working days after date of inspection.
  • Prepare and update logs on all mechanical equipment under your control. Ensure that the supervisor has a copy of the log on file. Maintain logs on all equipment
  • During the course of inspections, follow the prescribed format or if a format is not provided focus on plant operations, safety, and general conditions.
  • Ensure that licensing requirements for plant are up to date and posted according to State requirements, provide license if necessary
  • Ensure that all boiler vessel and safety inspections are performed in a timely manner according to state and insurance requirements.
  • Perform other duties as assigned.

Requirements

  • SKILLS:
    • Read and write in English.
    • Knowledge of general building policies and procedures for building under contract.
    • Extensive knowledge of commercial building operations and systems.
    • Knowledge of local building codes and safety procedures.
    • Knowledge of OSHA codes; ASHRAE standards; and NFPA standards as they pertain to buildings under contract.
    • Ability to read and interpret schematic drawings and blueprints.
    • A general understanding of building controls, building automation systems and energy management systems.
    • Ability to perform all maintenance work.
    • Ability to work under pressure.
    • Ability to exercise sound judgment in emergencies.
    • Good communication skills, written and oral.
    • General computer skills for word-processing and spreadsheet programs.
    • Ability to pass Maintenance Supervisor skills and proficiency test

PHYSICAL REQUIREMENTS:

  • Walking, driving, use ladders and stairs.
  • Ability to lift up to 50 lbs.

EDUCATION/CERTIFICATION:

  • DC 3rd or Maryland 1st engineers license or equivalent
  • EPA Universal Refrigerant Certification
  • Supervisory experience desired
  • Minimum 7 years field experience
  • High School Graduate
