Job Description
Sentry Management, Inc., a Industry leader in Community Association Management is seeking a highly motivated Maintenance Tech to work at once of our Associations in the Champions Gate area. This is a Full-Time position responsible for the daily operation of the community under the supervision of the Community Association Manager (CAM). This position is charged with maintaining the highest level of quality in terms of the property’s appearance as well as the performance of preventative maintenance. The Maintenance Technician will prioritize personal safety as well as the safety of others while performing all job duties. The Maintenance Technician is jointly responsible for maintaining an exceptional working relationship with the CAM and will communicate daily, any concerns or needs that they or the community may have.
Responsibilities
- Inspect all common areas and ensure that all areas are clean and well maintained.
- Completes all work orders in a timely manner
- Assist the CAM with discussions, negotiations and execution of projects with maintenance contractors.
- Maintain mail kiosks by emptying trash can(s), dusting/cleaning the structure and sweeping as needed.
- Inspect and replace burned out lights on building entrances, in hallways, mail kiosk and over garages.
- Safely remove/clean wasp nests, cobwebs, and other debris from building exteriors.
- Inspect and clean dumpsters/ enclosures and report concerns. Call vendors for routine pickup as needed.
- Inspect and clean common areas (remove litter, branches, trash, debris, etc.) from roadways, sidewalks, parking lots and other common areas
- Clean, organize and maintain all association equipment including golf cart(s)
- Observe and report any landscape concerns to CAM. This may include dry patches, broken sprinklers, distressed/dead bushes or grass, etc.
- Assist the CAM in communication with residents by posting notices and removing old notices.
- Assist the CAM with the replacement of mailbox locks
- Clean dog stations, and replenish pet bag supplies in dispensers
- Touch up paint front doors or other areas as requested.
- Power wash sidewalks and pavers as needed.
- Notify CAM and document any rules violations such as, trash in common areas, decorations in commons areas, hoses not in hose containers, parking on streets, etc.
- Inspect gutters and clear out debris as needed.
- Ensure all required supplies are available including maintenance supplies, cleaning supplies, lightbulbs, etc.
- Accurately document deficiencies, incidents, damages, or hazards and submit incident reports, work order and/or photos as indicated.
- Work cooperatively with other Association employees, and assist in team projects as needed at the direction of the Mandalay CAM.
- Place warning notice on vehicles with expired tags, inoperable or unauthorized vehicles, as needed and in cooperation with the CAM.
- Complete additional duties as assigned by the Community Association Manager.
Requirements
- 40 Hours per week, Monday- Friday, with two 15 minute and one 30 min lunch break.
- Maintain a flexible schedule. Occasional weekends or on-call may be required.
- Proficient in the English language.
- High School degree or equivalent
- Maintain a current Florida Driver’s License and Insurance as required by the Management Company
- Ability to safely lift 50 lbs.
- Ability to work outside in hot, cold or wet weather.
- Maintenance experience in an Apartment, Condominium or hotel environment is desirable but not required.
