Join our Team! Leland Management is seeking a Maintenance Tech for one of its communities in the Orlando area. GENERAL SUMMARY OF DUTIES: To be responsible for the maintenance of the interior and exterior of the building, as well as all property, equipment, and facilities. To be available after-hours for emergency maintenance calls.

SUPERVISION RECEIVED: Reports directly to the Maintenance Supervisor. In the Maintenance Supervisor’s absence, answers to the Association Manager.

Requirements

TYPICAL DEMANDS: Must have the ability to read, write, and communicate in English, to work well independently as well as in a team environment, and excellent customer service and communication skills (written and verbal). Requires frequent bending, stooping, or stretching, as well as walking up and down stairs. Requires lifting up to fifty (50) pounds. Requires eye-hand coordination and manual dexterity. Requires driving a maintenance golf cart. Requires the use of maintenance equipment, including a hand saw, drills, a street sweeper/blower, and a pressure washer. Requires basic knowledge of air conditioning maintenance, i.e., replacing filters, clearing drain lines, and drip pans. Landscape experience with planting, laying mulch, irrigation system, etc. Requires climbing a ladder, washing windows, and changing light bulbs. Must have the basic knowledge and skills for the following: carpentry skills, general knowledge of light construction work, i.e., drywall repairs, painting, etc., general knowledge of lighting, grounds trash pick-up, exterior light inspection/ repair, replacement, and light bulb change, screen repairs, painting, plumbing, stucco repairs, drywall repairs, electrical repairs, drainage assessment, golf cart maintenance, sidewalk/ walkway inspection, pothole repairs, pest control knowledge, building electrical room knowledge, fire alarm, sprinkler, hydrants, and backflow system knowledge, irrigation knowledge, chemical and cleaning materials knowledge, maintaining inventory of supplies, signage post repairs or installation, use of machine floor scrubber & pressure washing, structural repairs e.g., gazebo etc., pool system and chemical knowledge, and basic video surveillance knowledge.

EXAMPLES OF DUTIES AND RULES: (This list may not include all of the assigned duties.)

  • Complete all service requests within 48 hours. Fill out service request forms completely.
  • Turn in all service requests not completed at the end of each day.
  • Assist with the clean-up of the property.
  • Report to the Association Manager issues that would require an outside contractor.
  • Perform and record monthly preventative maintenance.
  • Maintain the exterior of the community (gutters, downspouts, handrails, fencing, etc.)
  • Maintain exterior lighting
  • When on-call for after-hours emergencies, always answer calls promptly, professionally, and log time and mileage on the after-hours call sheet.
  • When on call, you must be alert and lucid. If you are on a prescribed medication that could restrict your ability to handle emergency calls, you must ask the Association Manager to assign someone to take the call. Consuming alcoholic beverages when on call is prohibited.
  • When approached on the property by residents who request service, refer them courteously to the Manager’s Office so that a service request can be written.
  • Report immediately any injuries or accidents to the Manager.
  • Always turn off the electricity at the breaker when working on appliances, electrical fixtures, etc
  • Never leave a ladder on the property or exposed to others after hours.
  • When working in a resident’s home, do not use the bathroom or telephone; smoking is also not allowed.
  • Wear a dust mask when spraying and an eye guard when making keys.
  • Before entering a residence, always knock loudly on the door. Pause and knock loudly again. If there is no response, call out after opening the door before entering.
  • When leaving a resident’s home, always double-check to be certain the door is locked.
  • Do not socialize with the residents!
  • You must have a cell phone.
  • You must have a valid driver’s license.
  • And any other task assigned.

CPO, Limited Lawn & Ornamental Certification and Drywall experience is a PLUS!
