Job Overview

As a Maintenance Technician, you will play a vital role in ensuring the proper functioning, safety, and appearance of the community's facilities. Responsibilities include performing routine maintenance tasks, addressing repair needs, and contributing to the overall maintenance and upkeep of the property.

Primary Responsibilities

Routinely inspects community and advises supervisor of any issues or makes corrections. 
Utilizes and maintains equipment in a proper, safe and effective manner. 
Maintains working relationships with community staff. 
Painting or touching up of all common areas as needed. 
Properly performs labor, such as lifting/moving heavy items as directed by supervisor. 
Makes general carpentry, electrical, plumbing, mechanical, and other minor community/building repairs, if a permit is not required to complete the job. 
Maintains records and other maintenance reports as directed by supervisor. 
Reports needed for major repairs to Community Association Manager Maintenance Supervisor. 
Checks all lighting daily. 
Pressure washes decks, sidewalks, entrances, and A/C and heat pump pads as necessary to maintain neat appearance. 
Regularly check AC drip pans for draining and clogs. 
Maintain any applicable recreational amenities (i.e., tennis courts, pickleball courts, bocci courts) 
Ice/Water Stations filled daily. 
Inspect all courts for trash. 
Inspect courts and sidewalks for debris. Blow off if necessary. 
Check all screens. 
Ensures all safety precautions and procedures are followed while performing duties in compliance with OSHA guidelines and requirements. 
Maintains inventory of janitorial/maintenance related supplies. 
Repairs gates and gate arms as needed. 
Maintain inventory on all sheds. 
May be assigned other duties by Community Association Manager. 
Maintains pool/spa and front fountain. 
Check chemical levels 4 times daily. 
Check filtration system to ensure flow rate is according to county standards. 
Clean spa titles at least one time a week 
Inspect all auto fills. 
Inspect all motors and pumps to ensure functionality. 
Inspect all drainage to ensure they are clear of debris. 
Vacuum pool daily. 
Clean pool tables and arrange tables throughout the day. 
Clean up pool noodles. 
Checks American flag daily for rips/torn flag and replace is necessary. Lower flag when required. 
Maintains work area/maintenance shop is clean. 
Checks to be sure all equipment in shop is turned off. 
Checks to be sure all sheds are locked. 

Requirements

Qualifications

Previous experience in building maintenance or a related field. 
Knowledge of basic carpentry, plumbing, electrical, and HVAC systems. 
Ability to use common hands and power tools. 
Strong problem-solving and troubleshooting skills. 
Excellent communication and customer service skills. 
Physical ability to lift and move heavy objects and perform various maintenance tasks. 
Must maintain pool certification requirements. 

Physical Requirements

Ability to lift 50lbs. following appropriate safety procedures: Work in an upright standing position for extended periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain). Walk and climb stairs. Reach with hands and arms. Communicate, receive and exchange ideas and information by means of spoken and written. The ability to navigate property/buildings quickly and easily is required to meet the job functions. Repeat various motions with wrists, hands and fingers. Ability to detect auditory and/or visual emergency alarms. Ability to work extended/flexible hours and weekends based on project requirements. Driving when necessary (may be required to possess a valid Florida Driver s License.) Ability to climb ladders and work at heights above ground level (maximum 12-16 ft).

Working Conditions

Work will be divided between indoor and outdoor work. The proportion of indoor to outdoor work will fluctuate. May be exposed to weather conditions such as heat, cold or rain while working outdoors.
