Responsibilities

MAINTENANCE SUPERVISOR JOB RESPONSIBILITIES:

Maintain Certifications:

  • Certified Pool and Spa Operator
  • Valid Driver’s License

Working Knowledge and Functions:

  • General Construction and Demo
  • General Hand Tool Operation
  • Possible Heavy Lifting/Bending/Squatting/Walking

Employee Supervision:

  • Oversee the day-to-day operations of the maintenance and janitorial staff.
  • Conduct site inspections regularly. Identify deficiencies and provide recommendations and action plans to the President and/or assigned CAM in order to improve the property and ensure cleanliness, compliance and safety.
  • Coordinate Coverage or Provide Coverage in the Event of an Absence.
  • Review and Approve Timecards and Vacation Requests.
  • Recruit, interview, recommend, hire, conduct disciplinary action, performance evaluations and termination of employment in collaboration with the Director of Client Services.
  • Mentor and guide maintenance and janitorial staff to meet the needs of their assigned work location with professionalism and efficiency.
  • Provide training as needed to new and existing employees.
  • Provide guidance and support with difficult situations, projects, clients.

Administrative Functions

  • Obtain/Order Supplies as needed.
  • Retain, track and submit expense receipts.
  • Effective, timely and professional client, vendor and co-worker communication.
  • Communicate Needs and Concerns to the President and the assigned CAM(s).

Miscellaneous:

  • Promptly respond to emergency situations.
  • Serve as an ambassador of corporate culture and growth by leading by example.
  • Read and comply with the Real Manage and Keystone Property Management Group Employee Handbooks.
  • Follow all policies and Standard Operating Procedures as directed by Management.
  • Perform and or participate in any range of special projects, tasks and other related duties/tasks as assigned by Management.
  • Plus other wrok related tasks as needed

Qualifications

  • 4+ years of maintenance experience required
  • Previous maintenace experience in property management strong desired
  • Previous supervisor/management experience strongly desired
  • Knowledge of Homeowner Association Management industry preferred
  • Must be able to speak, read and write English. Spanish speaking skills are a plus
  • Excellent people skills, well-spoken and professional
  • Enjoy working in a fast paced environment
  • Must be well organized and be able to multi-task Must be a proficient problem solver
  • Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general

Pay and Benefits:

$55,000 to $67,500, depending on education and experience.
