Summary
Monitors and coordinates services provided to the Association through contractual agreement or non-contractual agreement; assists assigned Association committees with functions relative to polices established by the Board of Directors; directs and supervises the day to day maintenance of the Association Facilities; coordinates Architectural Approval activities as defined in the Association's CC&R's. Under the supervision of the General Manager and with significant contact with the Board of Directors, committees, homeowners, staff, contractors and city officials.
Essential Duties And Responsibilities
- Oversees and manages the services of all contractors and trade vendors that provide services to the Association, including roof repair, painting, pool maintenance, streets and sidewalks, etc.
- Works in cooperation with the assigned association support committees; attends meetings to coordinate the functions between management and those committees; assists in the public relations functions required of management and support committees.
- Assists committees in determining specifications and acquiring bids for all outside services, reviews and evaluates bids and makes preferred recommendations.
- Coordinates stock of all maintenance materials; coordinates purchases and coordinates delivery of said materials.
- Establishes and implements preventative maintenance programs as needed.
- Assists committees in the preparation of the annual maintenance budget and performs monthly monitoring of expenditures, approval of expenses for payment, etc.
- Supervises maintenance and custodial staff including: hiring, training, disciplining, motivating and terminating in coordination with the General Manager.
- Performs safety training for new employees, holds tailgate meetings for continuing training, investigates injuries or near misses and reports to General Manager and Corporate Personnel Director for possible action; maintains safety and maintenance logs as required by SB198 and CAL/OSHA. Performs safety inspections and meets annually with Corporate Personnel Director for safety inspection. Follows up on inspection report with General Manager to ensure that unsafe practices or conditions are corrected.
- Works in cooperation with the members of the Association and monitors the progress of work performed to completion of approved alterations/modifications of the residential units.
- Refers all non-standard alterations/modifications to the Architectural Committee for review.
- Assist with other jobs and other duties as necessary.
Requirements
Knowledge, Skills and Experience:
- Two (2) years of experience working in a maintenance role, preferably within an HOA or property management environment.
- Working knowledge of plumbing, electrical, HVAC, pool equipment and chemicals, painting, dry wall and any other maintenance skills necessary to complete work orders.
- Ability to communicate effectively in both oral and written form; maintain work logs; establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments.
- Valid Driver’s License.
- Computer and internet proficiency.
- Commitment to company values and goals.
- High School Diploma or Equivalent
- Requires 24 hour emergency and weekend on call status.
Language Skills
The candidate must have good written communication skills, and the ability to communicate effectively with employees at all levels of the organization, both verbally and in writing. Ability to communicate verbally in Spanish preferred.
Availability
Regular business hours to include weekends. Occasional overtime work required when emergency situations arise
Work Environment
This maintenance position may be hazardous at times. Extreme care should be taken when using any tool, while operating machinery, driving a vehicle and when working with electricity. Each employee is responsible to assist the department in maintaining a safe working environment. The Association maintains a smoke-free environment in its offices, buildings, and Clubhouse complex.
