Description

The Village of Copper Basin is looking for an experienced, motivated, and enthusiastic person to be their onsite Maintenance Supervisor whose primary responsibility is the optimal performance and maintenance and upkeep of building systems within an HOA community to include but not limited to all mechanical, fire and life safety, security, pool/spa, common area elements and grounds.

Position Responsibilities

  • Partners with the Community Manager to maintain building systems and common elements to expected standards.
  • Responsible for working with all vendors and/or contracts that are maintenance related. This includes but is not limited to janitorial, landscaping, pest control etc.
  • Performs general duties in between contracted vendor visits, such as cleaning, blowing landscape debris from Community Center area, baiting for ants, etc.
  • Responsible for overseeing compliance with City, State, Federal, and OSHA, code and permit requirements.
  • Responsible for maintaining the pools, inventory, and required chemicals.
  • Required to be trained in CPR and other basic first aid.
  • Responsible for PM schedules including performance, scheduling, review, record keeping and performs regular maintenance on all building systems per PM schedule.
  • Proactive in identifying maintenance needs, repairs, and bid process to ensure work is completed in timely manner.
  • Maintains clean and organized work areas, including equipment/storage rooms, and project worksites.
  • Performs regular light (bulb) checks for all community landscape, street, bollard, park and facility lights.
  • Interacts with owners, leasing agents, residents and vendors is a professional and courteous manner.
  • Follows up with all homeowners/residents regarding service issues and advises management team of interaction outcomes.
  • Services and maintains community golf cart, as needed.
  • Manages the budget process.
  • First point of contact for on-call emergencies – evenings and weekends.
  • Performs other related duties as directed.

Knowledge, Skills & Abilities

  • Working knowledge of plumbing, electrical, HVAC, pool equipment and chemicals, painting, dry wall, welding and any other maintenance skills necessary to complete work orders.
  • Ability to read, write, speak and understand the English language in order to interact with residents and staff.
  • Ability to gather information, analyze, seek input and make sound decisions.
  • Exceptional customer service and follow through skills.
  • Familiar with maintenance contracts and working with outside vendors.
  • General knowledge and understanding of budget management.
  • High attention to detail and organization.
  • Time management – the ability to organize and manage multiple priorities.

Physical Demands & Work Environment

  • Works indoors and outdoors, and while performing job duties will be exposed to potential hazards associated with maintenance requirements in those environments
  • Requires physical ability to stand for long periods, climb stairs and ladders, squat and bend.
  • Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces.
  • Ability to work on uneven surfaces, in hot, cold and wet conditions, climb and stand on ladders and scaffolding at heights of up to 50 feet.
  • Able to handle various manual and power tools.
  • May work independently or as part of a team.
