Job Description

ON-SITE MAINTENANCE SUPERVISOR

The on-site maintenance supervisor is responsible for the condition of the buildings and adjacent grounds. In addition to being competent with the operation and proper care of all equipment, you will interact directly with the Management Staff, Board of Directors and the Owners within Heritage Plantation. Your position includes the responsibility of attentiveness to the well-being of the Association’s property and the Members’ safety and comfort. In this position, you will be depended upon by both the owners and the managing agent to fulfill the responsibilities of your position with authority, promptness and courtesy.

Specific duties include the following:

Attend to necessary cleaning, maintenance, yard work, and touch-up painting. (Empty ashtrays and trash receptacles, clean common area facilities as needed, organize and maintain storage rooms and equipment, sweep/power wash walkways/building surfaces and perform yard work on Association property.)
Daily unlocking, cleaning and inspection of the Owners Clubhouse facilities, to include: restocking of restroom supplies and other sundries. 
Make daily inspections and test of the pools, filters, pumps and chemical feeders. Make sure pool is ready to open daily at 8 am. Record results on appropriate forms. Maintain an active SCDHEC CPO license. 
Perform daily maintenance and proper grooming of tennis courts to ensure that they are in top notch shape and open by 8 am (or seasonal start time). 
Make daily inspection of Fitness Center to ensure that everything is in working order and that there has not been any damage to the equipment overnight. Restock gym supplies as needed. 
Make periodic (weekly) inspections of the buildings lighting systems -- with particular emphasis on safety lights, such as FIRE EXIT lights, and replace burned-out bulbs without delay. During such inspections, pay additional attention to the overall maintenance condition of walkway, ceilings, floors, carpeting, railings, windows, screens, and report the repair and/or maintenance requirements to the Association Manager either on a person-to-person basis, by telephone or in writing/email. 
Maintain current knowledge and written instructions on the operation and maintenance of all buildings, grounds, marina, tennis and swimming pool equipment. 
Perform preventive maintenance on equipment to ensure a long life and uninterrupted service. 
Exercise direct supervision over contractors to ensure effective work schedules and habits. This includes the Landscape contractor, the janitor contractor and any other contractors hired onsite to perform a specifc duty. 
Coordinate, oversee and expedite work performed by tradesmen and contractors. During large projects, additional hours will be necessary to oversee tradesmen and contractors. 
Contact sub-contractors after coordination with the Association Manager and/or Property Supervisor when items need repair which are beyond the capabilities of on-site maintenance personnel. Schedule repairs and oversee completion. 
Maintain an up-to-date inventory list of all Association equipment and furnishings. 
Place orders after coordination with the Association Manager for supplies and services. 
Ensure that rules and regulations of the Association are complied with, reporting infringements to the Association Manager. 
Provide periodic input to the Association Manager regarding the care and maintenance projects started and those which were completed by the Association's on-site personnel, for presentation in a Management Report to the Board of Directors on a monthly basis and to the assembled homeowners at their annual meeting. 
Be prepared to conduct miscellaneous tasks as requested by the President of the Association, the Board of Directors, and the Association Manager. 
Some weekend coverage may be required. The on-site maintenance supervisor is a 24 hour “on-call” position. The position requires availability to answer and respond to emergency calls after hours, on weekends and holidays.

Must be able to communicate effectively with internal and external customers and clients
Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
Knowledge of OSHA worksite and personal safety requirements. 
Knowledge of State or local governmental safety requirements. 
Professional communication skills (phone, interpersonal, written, verbal, etc.). 
Professional customer service skills. 
Interpretation and completion of verbal and/or written instructions at a proficient level. 
Knowledge of company policies, procedures and forms. 
Time management and time critical prioritization skills. 
Self-motivated, proactive, detail oriented and a team player. 
May be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.)

Physical Requirements:

Ability to safely operate, climb and perform work on ladders 
Ability to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)
Must be able to operate a vehicle from one location to another 
Must be able to lift and carry up to 20 pounds on a frequent basis. 
Must be able to sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel and climb. 
Must be able to use hands and fingers to input data to information system; and talk or hear in order to gather and provide information on departmental processes. 
High School Diploma or GED Required
3 -- 5 years of directly related or closely related experience
Typical outside work environment year-round (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools), exposure to elements like rain, heat or cold. 
Overtime may-be required (on-call rotation)
