Job Description
The Maintenance Manager is responsible for all residential property maintenance to include building repair, painting, drywall, electrical, HVAC, plumbing, and groundskeeping. The Maintenance Manager ensures equipment is functioning and operating properly, maintained according to manufacturer specifications, and meets federal and state safety guidelines. In addition, the Maintenance Manager will schedule and oversee all routine inspections and capital maintenance projects, vendor relationships, proposal review, and manage project logistics and timelines.
Daily responsibilities:
- Department of One, hands-on Maintenance Manager.
- Walk and inspect property to ensure maintenance needs are met.
- Respond to homeowner maintenance requests.
- Perform maintenance duties, such as, building repair, drywall, painting, plumbing, electrical, HVAC.
- Respond to emergency building repair and maintenance.
- Coordinate with outside contractors to perform routine maintenance repairs and preventive maintenance on buildings, equipment, and grounds appearance.
- Purchase and manage all related maintenance supplies and plant equipment repair parts for all equipment in facility.
- Attend board meetings and recommend routine and capital maintenance projects, timelines, and schedules.
- Enforce maintenance requirements and ensure property is well maintained and preserved.
- Manage critical maintenance projects simultaneously.
Requirements
- Associates degree required, Bachelor’s degree preferred.
- 5+ years of hands-on Maintenance experience.
- 3+ years of managing routine maintenance and capital projects to include timeline and schedule.
- Experience and knowledge of general maintenance requirements, electrical and plumbing codes, HVAC, OSHA worksite, personal safety, State or local governmental safety requirements (documentation, safety, required reporting, regulations, etc.).
- Well-versed in managing vendor relationships, RFP process, and proposal review.
- Excellent communication skills, written and spoken.
- Ability to present recommendations to members of the Board of Directors.
- Team oriented and collaborative with onsite General Manager, BOD, committees, vendors, contractors, and homeowners.
- Deliver a high level of customer service to homeowners, BOD, and co-workers.
- Works proactively, resourcefully, and efficiently with excellent prioritization and time management skills.
- Works well under pressure with the ability to multi-task and juggle multiple priorities simultaneously.
