Job Description

MAJOR RESPONSIBILITIES:(Position Summary)

Plans, organizes, schedules and supervises the maintenance and custodial services of buildings and community facilities; and performs related work as required

Supervision is exercised over electricians, plumbers, facility services and custodial personnel; work involves regular contact with other divisions, departments, various board members, residents and the general public

ESSENTIAL DUTIES AND RESPONSIBILITIES:Includes the following. Other duties may be assigned.

  • Plans, organizes and supervises building and facility maintenance programs/activities dealing with electrical, appliance, plumbing, facilities services (HVAC) and custodial services; confers with the Maintenance and Security Director concerning objectives, new or revised policies, unusual operating problems and matters affecting other departments and divisions; plans and implements new programs and procedures in accordance with established objectives.
  • Prepares annual budget estimates and administers the approved budget. Maintains a variety of records including those related to hours standards for various tasks and the cost of equipment and materials used in each work program. Develops preventive maintenance standards and plans long-term maintenance programs. Prepares schedules based on standards
  • Develops work programs and schedules; supervises and directs the work of subordinates within the Department; plans and supervises the development of department training and safety programs; selects and evaluates employees; provides feedback to employees throughout their review period; provides feedback during employee performance review that is timely, specific, honest, and designed to help the employees succeed.
  • Drives a vehicle to meetings, workshops, and other job related responsibilities
  • Works effectively with co-workers, customers and others by sharing ideas in a constructive and positive manner; listens to and objectively considers ideas and suggestions from others; keeps commitments; keeps others informed of work progress, timetables and issues; addresses problems and issues constructively to find mutually acceptable and practical business solutions; addresses others by name, title or other respectful identifier, and; respects the diversity of our workforce in actions, words and deeds.
  • Negotiates with outside contractors for special construction or maintenance jobs and inspects their work. Plans, prepares and schedules approved special work for other departments and divisions. Works with resident committees on problems involving appliances, electrical service, plumbing, and heating, ventilation and air conditioning (HVAC) equipment; resolves a variety of resident building maintenance problems through personal conferences.
  • Resolves a variety of difficult maintenance problems through personal conferences
  • All other duties as assigned

EDUCATION and/or EXPERIENCE:

Any equivalent combination of education and experience which includes the following:

  • Knowledge of the occupational hazards and safety precautions of the job
  • Knowledge of PC and applicable software programs
  • Knowledge of methods of report preparation
  • Knowledge of research methods and techniques
  • Knowledge of administrative practices and procedures related to the construction, maintenance and repair of equipment and buildings
  • Knowledge of materials, methods, tools and equipment used in maintenance and repair work appropriate to the area of assignment
  • Knowledge of the electrical and plumbing codes and other applicable standards and regulations
  • Knowledge of the operation and routine maintenance of heating and air conditioning systems, electrical systems, and piping systems
  • Knowledge of the principles and practices applied in the safe and efficient use of tools and equipment and safety precautions applicable to the work
  • Knowledge of the principles and practices of accounting, budgeting, and auditing.
  • Ability to direct the preparation and maintenance of repair records and reports and to analyze and evaluate such records for planning purposes
  • Ability to design, conduct, analyze, and interpret research findings
  • Ability to maintain effective working relationships with other employees and the public, and to deal with public relations problems courteously and tactfully
  • Ability to write and orally present clear and concise reports
  • Ability to lay out and supervise the work of maintenance personnel performing various tasks in a manner conducive to full performance and high morale
  • Ability to prepare and supervise the keeping of a variety of records and reports
  • Ability to recognize operating deficiencies in assigned equipment
