Maintenance Engineer - One Lexington (Phoenix, AZ)

 

Under general supervision of the Association General Manager, the Maintenance Engineer maintains all facilities, including but not limited to all mechanical systems, equipment and property. Supporting Luxury High- Rise Community. This is a full-time position, benefits available after 60 days. Starting pay range is $28-$30 depending on experience. Apply today and join our team!

 

Qualifications

 

  • Education and Experience: High School diploma or equivalent.
  • Good physical condition able to lift 75 pounds or more.
  • Valid Arizona driver's license.

 

Skills, Knowledge And Abilities

 

  • Average knowledge of landscaping, construction, plumbing, and electrical.
  • Average knowledge of power tools.
  • Ability to multi-task and manage priorities in an efficient and accurate manner.
  • Ability to assess problems and determine an appropriate solution.
  • Strong sense of and high standard for customer service.
  • Ability to follow instructions and procedures.
  • Strong organizational skills and attention to detail.

Job Responsibilities

 

  • Knowledgeable the cooling towers, boilers, domestic pumping stations, HVAC, generators, holding tanks and AAON systems.
  • Understanding of plumbing systems.
  • Ability to perform basic HVAC services such as cleaning coils and changing filters.
  • Basic electrical, drywall and plumbing troubleshooting and repair.
  • Good computer skills.
  • Supervise and coordinate all duties for maintenance staff and contracted vendors.
  • Regularly assess staff performance and report to General Manager.
  • Schedules annual inspections, oversee vendor installations and repairs of building components.
  • Schedule duties and assignments for maintenance staff. Assess landscaping and communicate needs to landscaper.
  • Assess and ensure compliance with all regulatory agencies.
  • Inspect all facilities and equipment on a daily basis for operations and any potential hazardous conditions which may or may not exist.
  • Report any problems to General Manager immediately.
  • Generate work orders for all maintenance items.
  • Work on daily and weekly plan activities.
  • Assess urgency of work and recommend priority to General Manager.
  • Complete preventative maintenance on all equipment and document accordingly.
  • Reasonable availability for after hour’s emergencies.
  • Maintain, order and inventory of all supplies needed for the Community as approved by the Community budget.
  • Oversee the order and cleanliness of maintenance office, supply shed, storage rooms and immediate yard area.
  • Drafts and implements routine maintenance schedules and standards; ensures compliance with these standards.
  • Maintains onsite database for components and vendor contacts.
  • Collaborates regularly with the General Manager to identify renovation and /or upgrades.
  • Prepares job estimates and bids for projects to be completed by outside contractors.
  • Gathers project estimates and ensures that they meet corporate and community submission standards.
  • Communicates with the Front Desk and management about project status and/or notifications to residents.
  • Inspects and oversees work performed by outside contractors.
  • Assist in the departmental annual maintenance budget.
  • Manage the engineering supplies and ordering as necessary.
  • Performs other related duties as assigned.
  • OSHA and HVAC certification a plus.
