Essential Functions:

  • Manages maintenance staff to ensure building repairs are completed in timely (routine repairs within 48 hours of request) manner
  • Manages maintenance and housekeeping staff to optimize visitor first impressions, ensuring quality and tour readiness of building.
  • Completes apartment turnovers to highest quality standards and within established time frames to maximize occupancy. Walks the community’s property with Executive Director on weekly basis to identify corrections needed to ensure tour readiness.
  • Manages preventive maintenance of all equipment by following the posted preventive maintenance task lists. Maintains maintenance contracts for elevators, boilers, emergency alert system, kitchen safely equipment, fire extinguishers, AEDs, etc.
  • Manages safety programs ensuring compliance w/all governmental regulations. Conducts, documents and critiques regular fire drills, training all associates on safety program, fire drills, and evacuation procedures, including the disaster plan and plan of action for evacuation in an emergency
  • Maintains all emergency response equipment and systems including emergency generators, fire extinguishers, emergency alert systems, disaster response supplies, etc.
  • Supervises the housekeeping staff and ensures the upkeep and cleanliness of the entire property so that it is always tour ready.
  • Orders and maintains an inventory of maintenance supplies.
  • Ensures upkeep, maintenance and cleanliness of the community van.
  • Serves as a member of the Leadership team, which entails developing a budget and monitoring expenses against budget, responding to community emergencies, taking a rotational assignment as Manager on Duty, managing staff (hiring, training, monitoring performance, counseling, coaching, disciplining, firing), preparing/delivering in-service training programs to staff.
  • Participates in building tours as part of the overall marketing effort.
